TOPOGRAPHY, RANGELAND & HABITAT The ranch consists of old and new regrowth and riparian habitat along Cibolo Creek. There is a gentle slope from north to south toward Cibolo Creek that traverses the south side of the property. WILDLIFE The ranch is home to nearly all native wildlife that call this area of La Salle County home. White-tailed deer, Rio Grande turkey, bobcats and coyotes are present in this area just to name a few. AGRICULTURE The majority of the land was previously irrigated with a large pivot system, though this occurred around 25 years ago as we understand. The property does have working pens for cattle and a 380 acre peanut allotment. IMPROVEMENTS The improvements are limited to a set of cattle pens and the property is fenced with a mix of low fencing and high fencing, offering a starting point for livestock or other recreational or agricultural objectives. WATER There are two water wells; to the best of our knowledge, the carrizo irrigation well had shallow water intrusion and was abandoned and hasn’t worked in 25+ years. ELECTRICITY An electric service line enters the property on the northwest corner and also runs down the entirety of the west side of the property along the CR.
