Moving inside, custom painting was completed as well as premium plank flooring throughout. New solid wood 5" baseboards and crown molding was installed. New doors and storm doors, new 2" blinds, new dual zone Carrier HVAC heat pump systems with warranty and insulated metal ductwork in the lower zone. All new premium oil rubbed bronze lighting and ceiling fixtures, as well as hardware fixtures. A high efficiency Hearthstone soapstone premium wood burning stove was installed with a 2500 square foot heating capacity. The master suite, with ensuite bath received French doors opening onto the deck, along with a new travertine marble walk-in shower. The gourmet inspired kitchen with adjoining butler's pantry received a new hardwood island/breakfast bar, built-in refrigerator and cabinets, extensive cabinet upgrades, custom-built workspace, premium stainless steel appliances and all new granite countertops with a stainless steel farmhouse sink. As the centerpiece of this beautiful Kentucky mountain farmhouse, this gourmet kitchen is ready to be the place of culinary inspiration for many years to come.
Moving from the kitchen.....the formal dining room, laundry room, and bathrooms were all fully renovated, with new granite countertops, upgraded vanities with copper sinks, and premium fixtures. A new hot water heater was installed in 11/2024, along with premium Samsung washer and dryer in 2024. On to the second floor.....the hardwood stairs have been refinished. The large second bedroom with sitting area and dual closets is great for larger guest groups or a larger family. The large second floor full bath is absolutely bright and beautiful. The hall closet on the second floor is quite large and fully finished out and allows for a lot of storage space if so desired. Additionally we have the third bedroom with walk-in closet as well as a full-spectrum 2-person infrared sauna with lifetime warranty.
In summary, the main farmhouse was built with materials that is hard to find these days.....1" solid oak roof decking; 7" thick insulated interior and exterior walls with full dimension cedar studs and 1" hardwood underlayment on both sides. The energy efficiency, sound proofing and structural integrity of the home is of the utmost quality.
The solar system has been upsized from the normal 10kw size for this type of home to 15kw to provide for ample electrical production even on overcast days, as well as surplus energy to other structures and uses on the property.
The furniture was purchased specifically for the farmhouse (except for like new furniture in the second bedroom which was previously purchased) and can additionally be sold along with the house.

The property has approximately 1,000 feet of road frontage on the scenic High Rock Road in the Red River Gorge. Proceeding along the newly improved 1,100 foot driveway leading from High Rock Road to the farmhouse we come to the farmhouse parking area with a beautiful Mediterranean inspired water fountain and ample room to park various guest vehicles. Between the lake and the house is a new firepit social area with custom cedar furniture that can seat up to 16 people. Nearby is a beautiful 12' x 18' Amish gazebo with built-in bench seating. Behind the gazebo is a 100 year old scenic rustic hardwood animal and tobacco barn. This barn is unique in these days, being comprised of the extinct local chestnut planking, as well as walnut, maple, oak, and poplar woods.
The lake is fed by the same 100+ year old artesian spring that feeds pristine water to the farmhouse.
