Crook County - 1688 Inyan Kara Creek Road, Moorcroft, WY
Old Sundance Ranch is a high-quality Wyoming cattle and hunting ranch near Sundance, built for serious cow/calf production with strong grass, abundant water, and functional improvements. The property offers excellent hunting for elk, mule deer, white-tailed deer, pronghorn, turkey, waterfowl and upland birds, combining dependable cattle performance with consistent big game opportunity.
General Operations
Cattle
Old Sundance Ranch is first and foremost a proven cattle operation. The ranch is rated to support approximately 1,250 cow/calf pairs year-round, backed by a combination of native range and productive hay ground along the creek bottoms. These meadows have historically produced quality forage, supporting both winter feed and overall carrying capacity. The ranch is well-fenced and cross-fenced, with a layout that allows cattle to be moved, rotated, and managed efficiently. An extensive internal road system provides reliable access across the property, making day-to-day operations straightforward at this level.
Water
Water is one of the strongest attributes of the ranch and a key reason for its performance. The property is very well watered, with a combination of live water creeks, reservoirs, large mitigation ponds, springs, and developed water systems. Several creeks provide year-round flow, while others extend moisture through different seasons. In addition, wells and pipeline systems distribute water across the ranch, ensuring consistent availability for livestock in all areas. This level of water development supports both production and overall grazing efficiency.
Land
The ranch stretches from timbered ridges and draws on the eastern end into open native grass country to the west. This transition creates a highly usable landscape, with pine-covered ridges, protected bottoms, and broad grazing country. The ground is set up to be worked efficiently, with natural protection, consistent forage, and access throughout, allowing the ranch to be operated without compromise.
Hunting
While the ranch stands on its cattle operation alone, the hunting is equally compelling. The combination of timber, open country, and abundant water creates habitat that consistently holds and supports wildlife throughout the year. The ranch supports a resident herd of elk, with additional migratory elk moving through during the fall and winter, providing consistent opportunities at mature, quality bulls. Mule deer and white-tailed deer are both well established across the ranch, with the mix of cover, feed, and water producing solid populations and the potential for large, mature bucks.
Pronghorn are spread across the open grass country in strong numbers, taking advantage of the visibility and forage that the western portion of the ranch provides. Merriam's turkeys are present in high densities throughout the ranch, particularly along the timbered ridges and creek bottoms, offering consistent hunting opportunity. The ranch's extensive watercreeks, ponds, and reservoirsdraws significant numbers of waterfowl, especially in the early season, creating another layer of hunting value.
In addition to big game, upland birds are present on the ranch, including sharptailed grouse, found across the native grasslands and transitional areas. The diversity of terrain and the availability of water allow multiple species to utilize the same areas, and it is common to encounter elk, deer, antelope, and turkeys in close proximity. Overall, the ranch offers a consistent hunting experience, with the habitat and water necessary to support both quality animals and strong populations year after year.
Improvements
Improvements across Old Sundance Ranch are centered on supporting a large-scale cattle operation and are built with function and efficiency in mind. The working facilities are well maintained and designed to allow for efficient gathering and handling of livestock, with their placement and the ranch's internal road system providing easy access and minimizing time and labor when moving cattle across the property. Fencing and cross-fencing are in place and support effective livestock management and rotation. The headquarters area includes multiple residences and supporting outbuildings that accommodate ranch operations and personnel, along with barns, shops, and other livestock-related structures that provide the infrastructure necessary to operate at this level with durability and ease of use.
Location
The ranch is located in a strong part of northeastern Wyoming, offering both access and proximity to key amenities. Sundance and Moorcroft provide local services, while Gillette offers a full range of commercial, medical, and regional amenities within a reasonable drive. Keyhole Reservoir is nearby and is a well-known destination for fishing, boating, and additional outdoor use. Air access is available via Gillette-Campbell County Airport (approximately 36 miles), Rapid City Regional Airport (approximately 78 miles), and Hulett Municipal Airport (approximately 25 miles). Access to the ranch is straightforward via county roads and nearby interstate connections, allowing for ease of travel without giving up the setting.

Crook County - 100 Mule Creek Road, Hulett, WY
The New Haven Ranch is in the northeast corner of Wyoming on the northern boundary of the scenic and adventure-laden Black Hills. Its about 18 miles northwest of the small town of Hulett, and the world-famous Devils Tower our nations first National Monument, next to which are also the impressive Missouri Buttes (these can be seen from the ranch). Comfortably and privately situated in this beautiful region of Wyoming, this ranch has all the benefits of the areas attributes, especially the scenery. It consists of about 2,442 total acres of which about 2,182 are deeded and 260 acres of BLM land. All of it is contiguous and situated on the east side of Mule Creek Road, providing good access to its headquarters and what used to be the town of New Haven, WY. All that remains today is a community hall and the New Haven Ranch buildings, which were once part of the old town. With some care and restoration from the current owners, these buildings are now used as guest cabins for the ranch. New Haven is just a shadow of its earlier days; importantly however, the ranch and the character and ambiance of the area is still intact.
Like much of the area, the ecological diversity of the ranch includes topography consisting of two primary drainages, TL Creek and Music Creek. In between these drainages are rolling hills, rough and scenic draws, flat-top open meadows, hay fields, and food plots. TL Creek is the largest of the two drainages. Both are filled with seasonal flowing water, spring-fed reservoirs, good grass, ponderosa pine, juniper, burr oak trees, and many other native trees, like wild plum, and chokecherry. The habitat is perfect for all kinds of wildlife, especially Merriam turkey, mule deer, white-tailed deer, elk, pronghorn antelope, waterfowl, and other upland bird species. The ranch is currently used for livestock grazing, hay production, commercial hunting, recreation, and it also serves as a guest ranch.
LIVESTOCK GRAZING
The owners have taken great pride in their management of the land over the last 30 years by enacting regenerative, grazing practices that have significantly improved the overall health and well-being of the land. The densely sodded land, comprised with diverse grasses, forbs, and other native plants is evident. Any new owner can be assured that the ranch is in excellent ecological health, and one can get right to grazing. Even the fences and water systems are all in great condition.
On a traditional carrying capacity basis the ranch should run about 150 cows/pairs per year with some hay supplementation. Another way to look at it is by animal days per acre (ADA), in which case it is rated around 24 ADAs for yearlings or 16 ADAs for pairs, and not grazing the hay meadows but haying them. Currently, the ranch is leased to a neighbor who runs, (depending on the year), between 450 and 500 yearlings from May through August or September depending on the grass and markets. Intermingled amongst the deeded land is a small amount of Bureau of Land Management (BLM) grazing lease that allows for 36 animal unit months of supplemental grazing. The owner currently runs about 20 horses on the ranch for guest operations.
WATER RESOURCES
New Haven Ranch has extensive water development for livestock, wildlife, and recreational uses. Natural surface water resources include many natural springs and several reservoirs. One in Section 24; four in Section 7, one in Section 18; New Haven Lake Reservoir in Section 7 is permitted for 80.01 acre-feet per year of water and is listed for several surface uses, in Section 17, four reservoirs, and a well in Section 19. The New Haven Lake is about 12 surface acres and about 117 total acre-feet in terms of its size. It has been stocked with fish in the past and can support various kinds of fish year-round. Its fun to use recreationally for small paddle boats, swimming, fishing, hunting, and just for aesthetic purposes.
For developed water, the ranch has three wells. Two of the wells (one new, another old and unpermitted) at the headquarters are interconnected for redundancy (if needed) and provide water for the livestock waterers, all the buildings at the headquarters (including the Sellers separately owned residence); plus, they supply water to a another buried pipeline with three tanks in different pastures on the west side of the ranch. The third one, called the Music Well, is at the head of Music Creek. It was new in 2020 and supplies over 7 miles of buried pipeline and 12 concrete stock tanks, which are all strategically distributed around the ranch allowing for a rotational grazing program for livestock and that benefits wildlife. It is supplemented by a large storage tank for plenty of reserve water storage for high-demand use.
HUNTING & RECREATION
New Haven Ranch is located on the very edge of the Black Hills, where the variety of timbered terrain, spring-filled draws, lush meadows to sagebrush prairie provide the ideal habitat and feed for healthy and diverse wild game populations. Mule deer, whitetail deer, elk, antelope, turkey, sharptailed grouse, sage hens, geese, ducks, eagles, bobcats, coyotes, fox, and even beaver can be found on the ranch and the neighboring and very limited access public land. This allows the hunter or just the avid wildlife lover to experience a variety of wildlife viewing, hunting, and even trout fishing (when stocked) from the ranchs own New Haven Lake reservoir. You can pretty much expect that the hunting and viewing opportunities for wildlife can and do begin as you step out the door or even while looking out your window!

Crook County - 000 Remington Road, Sundance, WY
Located roughly 20 minutes southwest of Sundance, Wyoming, this property is set in the Black Hills within Sundance Canyon Ranch. This 61.99 acre tract offers a true blend of timber and open valley bottom. Running south to north, this property descends from a pine-covered ridge, gradually giving way to a wide, open meadow below - creating a natural mix of elevation, views, and usable acreage.
Remington Road runs nearly the entirety of the southern boundary of the property - providing roughly 300 yards of well-maintained dirt road frontage. Underground electric service is in place, found on the southwest corner. Approximately 8 acres of flat timbered land, with open meadow scattered throughout, sits on the southern portion of the property - offering multiple elevated homesite options. To the north, elevation begins to descend, and the country starts to widen into the "North 50 Acres". Heavy timber, coupled with scattered meadows persist a couple of hundred yards further. The lower elevation points of this property (north boundary) prove to be primarily grassland, ideal for pasturing horses.
Wildlife is a constant presence, with frequent sightings of deer and turkey, as well as mountain lion and the occasional elk moving through the area. The mix of green grass, timber, and endless country provides reliable forage, bedding cover, and travel corridors for all wildlife. The result is a healthy, sustainable concentration of wildlife that reflects the quality of habitat and the scale of the surrounding landscape.

The legendary Black Hills of northeastern Wyoming are the home to the meticulously managed 2,238-acres of Ranch of Our Lady, a magnificent haven for both big game and cattle. Adjacent to Black Hills National Forest and only a short drive to several National Parks and Monuments, Ranch of Our Lady is in the heart of some of the greatest scenic attractions in the West, yet is eminently accessible via Interstate 90. Including many brand new ranch improvements and lovely home, Ranch of Our Lady is ready to shine as a hunting and recreational ranch with a well-run cattle operation.
The Black Hills of Wyoming and South Dakota need little introduction to most Americans as the home of Mount Rushmore National Park and scenic hills and valleys long sacred to the Sioux tribe. On the western side of this heavily-forested range lies Ranch of Our Lady, which is adjacent to several parcels of Black Hills National Forest, giving the ranch an even larger feel than its generous 2,238 acres. At roughly 5500 feet, native vegetation includes many acres of heavy ponderosa pine forest, pockets of aspen, oak and birch, interspersed with verdant grassy meadows.
The water resources on Ranch of Our Lady are outstanding, which includes the live water of South Miller Creek and two solar and two electric wells that feed an intricate water system throughout the property. With excellent habitat and abundant water, wildlife flourishes on the Ranch of Our Lady, including both whitetail and mule deer, bear, and turkey, and especially trophy elk, many of which reach the 330+ inch category. Carefully managed for years for wildlife values through careful forest thinning, selective hunting, and thoughtful grazing practices, the ranch has become a haven for trophy elk hunting. Located in a general elk area, over the counter elk tags are available for residents and landowner elk and deer tags for non-residents.
As a cattle operation, Ranch of Our Lady supports about 200 cow/calf pairs in the summer and is fully equipped with newly fenced pastures, eight new stock tanks, corrals, and three new pole barns at important areas of the ranch. For the hunting operation, six new hunting cabins are dispersed throughout the ranch, three elevated hunting stands have been constructed, and 18 miles of trails for horseback or OHV riding connect it all together.
The ranch headquarters features a new Western log home of 3,531 square feet on two levels and includes an oversized two stall heated garage and shop. With high end fixtures and furnishings, including a deluxe hot tub, it is perfect as a year-round home or luxurious hunting retreat.
The small town of Sundance, with basic services, is only about 8 miles to the southeast, and the region's metropolis of Rapid City is about an hour's drive east on Interstate 90. Air service is available at both Rapid City and Gillette. Recreation abounds in the area, with fishing in the streams of the Black Hills and Keyhole Reservoir, hiking and horseback riding through the National Forest, and the world class attractions of Devil's Tower, Mount Rushmore, Crazy Horse Monument, and Wind Cave located nearby. In addition, history buffs can spend years exploring the mining town of Deadwood, pondering the Vore Buffalo Jump, and retracing famous Sioux battles.
Harrigan Land Company believes that Ranch of Our Lady is one of the best-managed ranches for that we have had the privilege to list. Thousands of those who have known the Black Hills universally attest to their spell. The Sioux knew it first, followed by generations of miners, cattlemen, and tourists. We're convinced that a visit to this premiere hunting, cattle, and recreational ranch will bring you under the irresistible spell of the Black Hills as well.

Set high upon a wide-open grassy plateau at roughly 5,200 feet in elevation, this remarkable 80 +/- acre holding commands unobstructed views of Devils Tower and the rugged silhouettes of the Missouri Buttes. Tucked up Lytle Creek along Bear Lodge Road, just 11 miles south of Hulett as the crow flies, the setting feels both secluded and sovereign an elevated sanctuary in the shadow of Wyoming's most storied monolith.
With over 68,000 acres of national forest a stone's throw away, less than .7 miles, the area benefits from extensive, uninterrupted habitat that supports strong wildlife numbers. The mix of green grass, timber, and endless country provides reliable forage, bedding cover, and travel corridors for both deer and turkey. Limited hunting pressure and low overall disturbance allow populations to remain stable and mature. The result is a healthy, sustainable concentration of wildlife that reflects the quality of the habitat and the scale of the surrounding landscape. Wyoming residents, this property is located in Hunt Area 116 for elk, and Hunt Area 2 for deer - both are a general tag, Wyoming nonresidents, Region E for elk and Region A for deer - a once every third year elk tag and every other year deer tag.
