Crook County - 1688 Inyan Kara Creek Road, Moorcroft, WY
Old Sundance Ranch is a high-quality Wyoming cattle and hunting ranch near Sundance, built for serious cow/calf production with strong grass, abundant water, and functional improvements. The property offers excellent hunting for elk, mule deer, white-tailed deer, pronghorn, turkey, waterfowl and upland birds, combining dependable cattle performance with consistent big game opportunity.
General Operations
Cattle
Old Sundance Ranch is first and foremost a proven cattle operation. The ranch is rated to support approximately 1,250 cow/calf pairs year-round, backed by a combination of native range and productive hay ground along the creek bottoms. These meadows have historically produced quality forage, supporting both winter feed and overall carrying capacity. The ranch is well-fenced and cross-fenced, with a layout that allows cattle to be moved, rotated, and managed efficiently. An extensive internal road system provides reliable access across the property, making day-to-day operations straightforward at this level.
Water
Water is one of the strongest attributes of the ranch and a key reason for its performance. The property is very well watered, with a combination of live water creeks, reservoirs, large mitigation ponds, springs, and developed water systems. Several creeks provide year-round flow, while others extend moisture through different seasons. In addition, wells and pipeline systems distribute water across the ranch, ensuring consistent availability for livestock in all areas. This level of water development supports both production and overall grazing efficiency.
Land
The ranch stretches from timbered ridges and draws on the eastern end into open native grass country to the west. This transition creates a highly usable landscape, with pine-covered ridges, protected bottoms, and broad grazing country. The ground is set up to be worked efficiently, with natural protection, consistent forage, and access throughout, allowing the ranch to be operated without compromise.
Hunting
While the ranch stands on its cattle operation alone, the hunting is equally compelling. The combination of timber, open country, and abundant water creates habitat that consistently holds and supports wildlife throughout the year. The ranch supports a resident herd of elk, with additional migratory elk moving through during the fall and winter, providing consistent opportunities at mature, quality bulls. Mule deer and white-tailed deer are both well established across the ranch, with the mix of cover, feed, and water producing solid populations and the potential for large, mature bucks.
Pronghorn are spread across the open grass country in strong numbers, taking advantage of the visibility and forage that the western portion of the ranch provides. Merriam's turkeys are present in high densities throughout the ranch, particularly along the timbered ridges and creek bottoms, offering consistent hunting opportunity. The ranch's extensive watercreeks, ponds, and reservoirsdraws significant numbers of waterfowl, especially in the early season, creating another layer of hunting value.
In addition to big game, upland birds are present on the ranch, including sharptailed grouse, found across the native grasslands and transitional areas. The diversity of terrain and the availability of water allow multiple species to utilize the same areas, and it is common to encounter elk, deer, antelope, and turkeys in close proximity. Overall, the ranch offers a consistent hunting experience, with the habitat and water necessary to support both quality animals and strong populations year after year.
Improvements
Improvements across Old Sundance Ranch are centered on supporting a large-scale cattle operation and are built with function and efficiency in mind. The working facilities are well maintained and designed to allow for efficient gathering and handling of livestock, with their placement and the ranch's internal road system providing easy access and minimizing time and labor when moving cattle across the property. Fencing and cross-fencing are in place and support effective livestock management and rotation. The headquarters area includes multiple residences and supporting outbuildings that accommodate ranch operations and personnel, along with barns, shops, and other livestock-related structures that provide the infrastructure necessary to operate at this level with durability and ease of use.
Location
The ranch is located in a strong part of northeastern Wyoming, offering both access and proximity to key amenities. Sundance and Moorcroft provide local services, while Gillette offers a full range of commercial, medical, and regional amenities within a reasonable drive. Keyhole Reservoir is nearby and is a well-known destination for fishing, boating, and additional outdoor use. Air access is available via Gillette-Campbell County Airport (approximately 36 miles), Rapid City Regional Airport (approximately 78 miles), and Hulett Municipal Airport (approximately 25 miles). Access to the ranch is straightforward via county roads and nearby interstate connections, allowing for ease of travel without giving up the setting.

Crook County - 100 Mule Creek Road, Hulett, WY
New Haven Ranch is a 2,422-acre cattle and hunting ranch northwest of Hulett, Wyoming, featuring 2,182 deeded acres and 260 acres of BLM lease. Rolling pine-covered ridges, timbered draws, native-grass pastures, TL Creek, Music Creek, a 7-acre lake, and numerous reservoirs create exceptional wildlife habitat and productive grazing land. The ranch supports approximately 150-155 cow/calf pairs along with healthy populations of wildlife.
Land
The ranch encompasses 2,422 contiguous acres of diverse Black Hills terrain. Elevation changes create a landscape of timbered ridges, sweeping valleys, open grasslands, productive hay meadows, and sheltered creek bottoms. The diversity of the terrain is one of the ranch's defining characteristics, providing both operational functionality and exceptional wildlife habitat.
Situated within the Wyoming Black Hills, the ranch is covered with healthy stands of mature Ponderosa pine, Burr oak, and other native trees that provide cover for wildlife and contribute to the property's scenic appeal. Timbered ridges and drainages create natural travel corridors, bedding areas, and protection from the elements, while open meadows and native grass pastures provide quality forage for both livestock and game.
Two primary drainages, TL Creek and Music Creek, wind through the ranch, carrying seasonal water and further enhancing the property's habitat and water resources. The combination of timber, water, grass, and topographic diversity creates a landscape that supports a wide range of agricultural and recreational uses.
Water is one of the ranch's standout features. Near the center of the property sits a beautiful 7-acre lake that serves as both an outstanding fishery and an important water source for wildlife. Additional reservoirs are scattered throughout the ranch, ensuring dependable water distribution and supporting healthy populations of wildlife across the property.
Whether your goal is to operate a productive cattle ranch, pursue quality hunting opportunities, or own a private retreat in the Wyoming Black Hills, New Haven Ranch offers the resources and character to do it all.
Improvements
The improvements at New Haven Ranch reflect the property's working heritage and are both functional and inviting. The headquarters is anchored by a spacious lodge that serves equally well as a family retreat, hunting headquarters, or ranch residence.
The lodge features a large dining area designed for gathering family, friends, or hunting guests after a day spent working cattle or exploring the ranch. The home offers five bedrooms and five and one-half bathrooms, including three en-suite bathrooms, providing ample space and privacy for owners and guests alike. Comfortable and functional, the lodge is well-suited for everything from family gatherings and hunting camps to corporate retreats while maintaining the character expected of a Wyoming ranch.
Three guest cabins complement the main lodge and provide additional lodging for visitors. Offering a rustic Wyoming living experience, the cabins blend naturally into the surrounding landscape while providing comfortable accommodations for family, guests, or hunting parties. Their western character and practical layout make them a natural extension of the ranch headquarters and enhance the property's ability to host larger gatherings and extended stays.
Supporting improvements include a 50 x 170 Quonset that provides substantial storage for hay, equipment, and ranch supplies. Livestock facilities include a functional set of corrals and a round pen designed for efficient cattle handling. Dog kennels with an indoor shelter provide an added benefit for bird hunters, outfitters, or anyone utilizing working dogs on the ranch.
The improvements are practical, well-maintained, and ready to support both ranch operations and recreational use.
Also available is an additional owner's residence situated on approximately 5 acres adjacent to the ranch headquarters. The two-story home features 2 bedrooms and 3 bathrooms, along with an open-concept kitchen, dining, and living area designed for comfortable everyday living and entertaining. The property is currently being offered separately with an asking price of $350,000 and presents an excellent opportunity for additional owner, manager, or guest accommodations.
Recreation
New Haven Ranch offers exceptional year-round recreational opportunities and is particularly known for its outstanding hunting. The combination of native grasslands, timbered ridges, secluded draws, abundant water, diverse terrain, and abundant burr oak habitat creates ideal conditions for wildlife to thrive year-round. The ranch's burr oaks produce a valuable acorn crop that serves as an important seasonal food source for deer, elk, turkeys, and numerous other wildlife species.
The ranch supports healthy populations of both mule deer and white-tailed deer. Diverse habitat, reliable water sources, and quality cover create ideal conditions for deer to thrive year-round while providing excellent hunting opportunities.
Elk regularly utilize the ranch throughout the year. Located in the heart of the Black Hills region, the property sits within an area well known for strong elk populations and quality hunting opportunities.
Merriam's turkeys are abundant across the ranch. The combination of quality habitat, dependable water, and abundant food sources supports strong turkey numbers and consistent spring hunting opportunities.
Fishing is another highlight of the property. The 7-acre lake, along with additional ponds throughout the ranch, offers excellent fishing opportunities. The current ownership has consistently stocked these waters for many years, helping maintain healthy fish populations and creating another enjoyable aspect of ranch ownership.
The combination of high-quality habitat, dependable water, diverse forage resources, and thoughtful management has created a property that supports wildlife year-round and offers recreational opportunities that rival those of many larger ranches in northeastern Wyoming.
Agriculture
New Haven Ranch is a well-balanced and highly functional cattle operation that has benefited from careful stewardship for more than three decades. The ranch is supported by an extensive water distribution system consisting of 15 concrete stock tanks supplied by a pipeline network that provides dependable water throughout the property. Numerous reservoirs supplement the system and help ensure consistent water availability.
Cross-fencing and interior ranch roads allow for efficient rotational grazing and straightforward livestock management. The road system provides excellent access throughout the ranch and contributes significantly to operational efficiency.
The ranch is rated to support approximately 130 cow/calf pairs without utilizing the hay meadows for grazing. When the hay meadows are incorporated into the grazing program, the ranch can support approximately 150-155 cow-calf pairs. As is typical throughout the region, winter feed supplementation is required. Historically, the ranch has also supported approximately 450-500 yearlings during the summer grazing season.
Approximately 250 acres of improved hay meadows provide supplemental winter feed production and can also be utilized as winter pasture. Combined with the ranch's native grass resources and water infrastructure, these meadows contribute significantly to the ranch's overall productivity and carrying capacity.
Water/Mineral Rights & Natural Resources
Water is one of the most important assets of New Haven Ranch. An extensive pipeline system supplies 15 concrete stock tanks strategically located throughout the property, ensuring reliable water distribution for livestock and wildlife even during dry years. Numerous reservoirs, ponds, the 7 acre lake, and seasonal flows within TL Creek and Music Creek further strengthen the ranch's water profile.
The combination of developed water infrastructure and natural water resources contributes significantly to both the ranch's agricultural productivity and wildlife habitat.
No mineral rights will transfer with the sale of the property.

Crook County - 141 Broad Axe Road, Sundance, WY
Set in the quiet country 14 miles southwest of Sundance, this 39.9 +/- acre spread carries the kind of presence folks look for when they head west, a home tucked in the timber, paired with open ground, big sky, and a view of Inyan Kara Mountain that you can nearly touch.
The 2,864 square foot home is built to take it all in. Upstairs, both the master and guest bedrooms sit comfortably, while the main living space is anchored by a wood-burning fireplace that draws the eye straight through oversized windows and out onto the deck, where Inyan Kara stands tall in the short distance. The kitchen carries a strong, western feel with mostly brick finishes and quality craftsmanship throughout, built to last and made to be used. It's the kind of setting that makes mornings slower and evenings last a little longer. The home is equipped with central air, a propane-fired furnace, and an electric water heater, offering dependable comfort in every season.
Downstairs, the home opens up into a second living area, office space, and plenty of storage to keep things squared away. The basement is equipped with a wall-mounted radiant heating system, providing efficient warmth throughout the lower level. The home also features a whole-house humidifier integrated into the HVAC system. Two attached lower-level garages total 938 square feet, offering solid room for vehicles, gear, and day-to-day use. A whole-house reverse osmosis system is also housed in one of the two garages, providing clean, high-quality water by removing impurities and minerals, an added layer of reliability for country living. In addition, several key mechanical components have been recently updated within the last four years, including the water heater, water softener, well house equipment (controller, pressure tank, and jet pump), and the A/C compressor.
Outside, the improvements are ready to go to work. A 40'x40' shop stands just south of the home, already set up on septic and water with 240-volt service in place, well-suited for equipment, projects, or future expansion. To the northeast of the shop, a stout, well-kept horse barn with a proper tack room and several stalls is ready for use. Each well-appointed stall features a sliding barn door that opens directly to the pasture. The acreage itself is fully perimeter fenced with five-strand smooth wire, and cross-fenced for managed grazing, well-suited for horses or a small livestock setup. South of the shop, a leveled pistol range built from railroad ties is already in place, offering a private setup for practice without ever leaving the property.
The west side of the property is anchored by approximately 10 +/- acres of mature pine timber, where the home sits tucked away in a private, sheltered setting. To the east, the land opens into roughly 29 +/- acres of pasture mixed with scattered pines, brush, and burr oak. From there, two fingers of gentle undulating pasture flow down toward Cleo Creek, a seasonal stream that runs dependent on winter runoff.
This is a place that blends function with a strong sense of the land, practical improvements, wide-open views, and a setting that holds true to the western way of life. Contact Ridge Briggs at (307) 395-3199 with any questions or to schedule a showing.
