Site Preparations
We started by clearing the lot of all of the brush (saving any trees 6 in diameter), performed stump grinding, installed two 15 culverts (one for each side of the lot), set the driveway with road base and gravel finish, and hauled in 30 loads of 60 / 40 fill dirt onto the lot to evenly grade it and to raise the elevation for effective drainage (Note: This Neighborhood is Not in a Flood Zone).
Next, we paid the upfront meter installation fees to get services brought to the lot for Water, Sewer and Power Utilities. These are active and ready to transfer service to the new buyer upon closing. We trenched the lot from the road and ran approx. 70 feet of Schedule 35 4 PVC Sewer Pipe from the Main Line to the Pad with a stub-out for easy connection. Next we ran approx. 70 feet of 3/4 PEX Hot and Cold Water Line to the Pad complete with insulation, fittings and a vacuum breaker to protect the main line from backflow. A transformer, power pole and meter box have been installed, complete with multiple electrical connections for 50 Amp, 30 Amp and two 110V Gfci plugs to allow for maximum flexibility. Fiber Optic Cable & Internet is also available at the road.
After we ran the underground lines, taps and inspections, we completed the job by hauling in over 70 tons of total road base gravel to extend the finish throughout the entire lot. The last owner also covered the road base with white rock gravel for a smooth consistent finish.
Hinged Gates and Fencing
One of the standout features is the large hinged gate system, built to easily accommodate RVs, trailers, and material trucks. The Brackenridge-side entrance spans 18 feet wide, consisting of four 4.5-Foot hinged panels equipped with durable wheels that allow the gates to fold inward smoothly.
On the Alta Vista side, the entrance is even more impressive with a 33-foot-wide gate, also constructed with four hinged panels for maximum accessibility.
Both entrances connect to expanded 30-foot-wide gravel driveways for ease of delivering material trucks and swing room for rigs. The gates have been improved with cut-proof chain links and cut-proof locks. A corner post at the Alta Vista gate has been pre-drilled for a Starlink internet extension pole, although fiber internet & cable are available at the street.
Additional back-up materials for future repairs and maintenance (such as fence staining, extra fence wheels, hinges, etc.) to be shared with the buyer upon closing.
Hot Tub Deck
A beautiful elevated wooden deck measuring approximately 11.5 ft by 23.5 ft, specifically designed to support a hot tub-perfect for unwinding and enjoying the outdoors.
To further enhance comfort, black mesh screening has been installed along the interior fence to reduce dust kick-up during dry months and also acts as an effective mosquito barrier when sprayed with OFF between visits.
Permits and Addressing
A 911 Address has already been established for the property, allowing emergency and utility services easy identification of the property. All approvals have already been previously met including the HOA Architectural Review Permit and the Development Permit from Polk County. We have also secured 3rd party inspection certificates on our Water and Sewer line installations compliant with Tceq (Texas Commission on Environmental Quality) standards.
Lake Livingston Village offers several amenities including a pavilion, public parks, summer-time rental cabins, and a boat ramp launching onto Lake Livingston. Gate code to the boat launch is provided by the HOA.
