The beautiful Dickens Canyon Ranch is a rectangle, one half a mile wide and one mile long. It consists of 311 acres, more or less, as shown on the Deed from Gene and Thelma Dunlap to Dellas and Mary Lee, January 3, 1978.
State Highway 70 (going to Roaring Springs and Matador) runs through the ranch, north and south as shown on the John N. Wilson survey. The ranch touches the north side of the City of Dickens. Dickens is about 60 miles east of Lubbock, Texas.
Historically, the property consisted of two tracts:, J.W. Craig, on the north, and J.W. Rasberry, on the south, totaling 298.95 acres, as shown on the John N. Wilson survey (July 6, 1978):
1) The north portion is known as the J.W. Craig tract. This consists of 151 1/5 acres.
2) The south portion is known as the J.W. Rasberry tract. This consists of 160 acres including the 30 acre triangle (Thomas S.O. Sprawls survey).
Thus the Deed shows a total of 311 acres more or less, divided by S H 70.
Wildlife: There are deer, hogs, birds, and wild flowers, etc.
Certified for Wildlife Management, and grandfathered for Ag use.
The East side of the highway is approximately 160 acres.
About 60 acres of this 160 acre tract is pasture or cultivatable land. The remaining approximately 100 acres is range land covered with mesquite trees.
The east side tract has a playa lake on it. The amount of water varies, depending on the rainfall and season and temperature.
The West side of the highway is approximately 121 acres.
