The Coryell Creek Ranch is a sprawling 1,856-acre property located 22 miles west of Waco and 75 miles north of Austin, TX. This is a high-fenced ranch under light management and low pressure hunting. The focal point of the ranch is the Clear Branch Creek, a tributary of Coryell Creek, and a large 30+ acre man-made lake. Built by a prior landowner, this lake is home to chunky bass, waterfowl, and a host of native central Texas wildlife and two resident geese. The property is under agricultural exemption and the owners cattle are on site. They will typically greet you at the entrance.
The central portion of the ranch is defined by fertile pecan bottoms running along the creek, where deer and turkey sightings are an everyday experience. Majestic Live Oaks and vibrant native blooms create a dynamic landscape that transforms beautifully with the seasons. I have yet to visit the ranch and not see abundant turkey and deer in the bottom areas. As I write this ad copy, nature is unfurling a beautiful tapestry of colors. The pecans are blooming and the MANY massive Live Oaks are finishing their molting period. I expect a massive explosion of color through flowers in the weeks to come. Here are the main features of the ranch I think you will appreciate:
LOCATION. The ranch is accessed via asphalt road (FM 267). The front gate is located just 1.3 miles north of US 84. From there you are less than 2 hours to Austin, a little over 2 hours to DFW, and under 30 minutes to Waco. This location places the ranch in the upper west quadrant of the Texas Triangle. 2/3 of Texans live in the Texas Triangle and most population projections suggest an increase therein of 65% over the next 40 years. If that comes to pass, there will be approximately 14 million new Texans within the Texas Triangle over the next 40 years (source: Wiki Texas Triangle). I believe that adds up to increased demand for land within. Large acreage central Texas ranch opportunities are limited.
TERRAIN. This property is a beautiful rolling ranch ranging in elevation from 780' at the creek bottom below the lake dam to 940' at the north end. The aerial view is deceptive. While there are open rolling pastures, much of the ranch is dotted with massive singular Live Oaks and Live Oak motts. When you are driving those open areas in the north your perception is very much rolling terrain and woody trees, and distant vistas. It is excellent land for cattle and native wildlife. I'm sure much of the wildlife is held by the creek and pecan bottoms but at night the less dense areas will be foraged by all. The creek is amazing. Clear Branch Creek is a rainy day creek but I have stopped and walked several different sections. It is primarily rocky bottom and there is flint about. One of the ranch hands has mentioned ancient native artifiacts and I hope to learn more about that soon. I roughly estimate 25% of the ranch is woody tree canopy, 25% open grassy plane, and the balance is native pasture with very nice sporadic hardwoods. There is a wide range of native grasses and woody scrub throughout the property.
HUNTING. This ranch was high-fenced for the owner. To my knowledge there has been no commercial hunting. I am told the late patriarch of the family was an avid supporter of military personnel and, outside of family and friends, most of the hunts were granted to our US military patriots (retired and active duty). The whitetail population is native central Texas deer. There is presently no supplemental feeding program, but the ranch is large enough to sustain the population. Game management would be up to the new owner. Start fresh or work with the existing population. I have now made four tours of the ranch in the last few weeks and have seen turkey and deer on every visit. I have one feeder and camera on the ranch and have seen wild pigs as well. I am confident waterfowl hunting is very good when in season. Overall, this is a very good hunting ranch at present with upside potential.
ROAD SYSTEM. The ranch has an awesome road system. You can nearly drive the entire perimeter along the fence and there are good calliche roads winding throuout. You can see the roads I have traveled on the attached LandID file. Much of the caliche was quarried on site with plenty in reserve. There is an east gate located along CR 269 and the ranch has good frontage along CR 272 at the north boundary. This ranch can be shown very effectively in a truck.
MAINTENANCE. The heavy lifting is done. I have yet to see any fence in disrepair. The perimeter high fence is in good condition and all interior fence is low metal T post with 5-6 wires. The low-water creek drive-thru's are mostly poured-in-place concrete which is a very nice feature you dont often see. The perimeter fence has metal lift gates at all low water areas to mitigate pigs and contain deer. At 1,935sf, the primary house is a well built ranch house design with 3 bedrooms, 2 baths, and a 2-car garage. It was built in 2011 and enjoys a very nice setting close to the main gate. Its ready to go now but could be reappointed to suit your needs while you plan for the future. There has been extensive cedar removal and much of the pecan bottoms were cleared out in 2024.
THE LAKE. The lake is one of my favorite spots. Over 30 acres (maybe 35) the west bank looks like a park with a gentle sloping grassy bank (see photo) and large Cedar Elms creating the perfect picnic spot. Water comes into the lake at the north end (Clear Branch Creek) where you will find old tree trunks standing the test of time and creating structure for bass. I am told the record bass weighed in at 14lbs. Again, you can work with the exisitng fish population or begin your own management plan. I have no doubt this lake would produce monster fish. I should mention that there are numerous small stock tanks located throughout the property. I have aerial footage from Google Earth when the lake was being constructed on file.
IMPROVEMENTS. I have mentioned the main home above, but there is another small trailer home that has been used by hunters and family. This building wants for your touch, but it has a fantastic location and the view off the front deck will not dissapoint. Someone picked a really nice spot for this dwelling. You might also notice in the addendum that I have provided a Middle Trinity Water Conservation District map of private wells. It reveals four private water wells on site, all with good depths and impressive specs (have a look)! I should mention the primary home is metered with coop water. Other than a few deer blinds, and old bridge trestle that could be a really neat feature, thats it for improvements. Maintenance is low cost and low hassle!
