The annual growth rate of the timber is approximately 20 MMBF per year, representing a 5% increase.

LOGGING
The High Cascade Timberland Portfolio includes six tracts: Skyline, Wickiup, Gilchrist, Mazama, Spring Butte, and Lakeview. It features an extensive road network, with several mainline roads that are paved or rocked, providing efficient access to the timberlands for logging. At the heart of the tree farm lies the Gilchrist Mill, conveniently situated adjacent to the Gilchrist tract.
The current owners follow a sustainable yield model, limiting the annual harvest to be less than the forests natural growth rate. This approach ensures the forests remain well-stocked, securing a steady source of logging income for years to come. The sustainable yield and uneven-aged management strategy promote significant long-term asset growth. The stands are densely stocked with high stem counts, including smaller diameter trees and biomass, resulting in a high basal area and robust growth potential for larger, high-quality timber over time. The property has effectively avoided major wildfire losses, thanks to an aggressive fuels reduction program and exemplary forestry practices by the current landowners, contributing to direct environmental benefits and long-term forest health.

CARBON
In 2022, the property partnered with a carbon developer to establish a voluntary Carbon Credit Project, aiming to maximize the value of the underlying carbon credits. The company is currently in the process of quantifying the Emission Reduction Benefits (ERBs) on the property, with plans to validate, verify, register, and issue these credits in accordance with the applicable ERB framework. This partner has been granted exclusive rights to market the ERBs, and the anticipated annual logging activity has been factored into the calculations. The agreement encompasses all timberlands except for the Skyline tract, providing the buyer with the flexibility to explore additional opportunities at Bull Springs. If desired, the purchaser may choose to engage this company or others to pursue the carbon credit potential for this tract. The assessment of the ERBs is proceeding on schedule, with full registration expected by the end of 2025. High Cascade Timberland Portfolio anticipates generating significant cash flow from this source starting in 2026, with the agreement transferable to the new owner.
Solar Farms
High Cascade Timberland Portfolio has also leased approximately 4,800 acres on the Mazama tract to solar companies for the development of utility-scale solar power generation. These companies are currently finalizing site development and negotiating with utility providers and regulatory bodies. Once operational, these solar projects are expected to provide substantial recurring cash flow, aligning with Oregons commitment to expanding its reliance on renewable energy sources.
Additional Income Sources
The property generates additional revenue through various leases, including cell tower placements, grazing permits, pumice mining, hard rock mining, and recreational use.
CONSERVATION
Given its historical significance in timber production, rich mining resources, established water rights, and strategic location within the Deschutes Basin watershed, the High Cascade Timberland Portfolio offers substantial potential for thoughtfully planned and layered conservation easements. Conservation efforts can be aimed at enhancing habitat complexity to support diverse fish and wildlife populations. Additionally, there are numerous opportunities for the owner to implement long-term stewardship initiatives, ensuring the sustainable management and preservation of the land for future generations.

Deschutes County - 11810 Northwest 43rd Street, Terrebonne, OR
Turn-Key 63.96-Acre Irrigated Terrebonne Farm — 58.6 Acres COID Water, Modern Barn & Documented Building Envelope
Tucked between Redmond and Terrebonne on a paved county collector, this 63.96-acre irrigated farm is one of the rare turn-key parcels left in the sought-after Terrebonne subzone — and nearly all the heavy diligence work is already done. With 58.6 acres of appurtenant Central Oregon Irrigation District (COID) water rights, a 2019 barn, a county-reviewed building envelope, and Cascade Mountain views to the west, it's ready for hay, livestock, equestrian, or hobby-ag use from day one.
Water is the headline here, and it's a clean profile. All 58.6 acres of COID water rights (Division 1, Beat PB4) were specifically allocated to this parcel during the 2022 partition — nothing was severed, quitclaimed, leased instream, or placed under rotation. Every acre is intact and appurtenant. The system was modernized circa 2019 with a piped, pressurized lateral — no flood irrigation — and all water is delivered through a single H-22 headgate located right on the property. A 20 HP variable-frequency-drive pump, served by dedicated 100-amp three-phase power, runs the show. Beneficial use has been documented and consistent over the past four years (86–91% of the right), so there's no forfeiture risk to inherit. The 2026 COID assessment is paid current.
Productive Soils & Hay Ground
The farm sits on predominantly Tetherow sandy loam (66.5%) — among the more valued irrigated soils in Central Oregon — across gentle, workable topography at roughly 2,700 feet. Two established orchard-grass hayfields (a 15-acre north field and a 30-acre south field, about 45 acres of hay ground total) produce three cuttings a season averaging around 4 tons per acre. A 6.5-acre horse pasture rounds out the irrigated ground. A county-accepted soils analysis from the 2022 partition is already on file.
Improvements & Infrastructure: A 3,456 sq. ft. barn built in 2019, with an attached 960 sq. ft. lean-to, anchors the property — modern, clean, and ready for hay storage, equipment, livestock shelter, or an equestrian buildout. Power is genuinely robust for an ag operation: 400-amp single-phase service to the property, 150 amps to the shop, and that dedicated 100-amp three-phase line to the irrigation pump. There's an existing 270-foot domestic well producing 35 GPM on an energy-efficient VFD pump, plus a county-approved driveway permit and paved frontage on NW 43rd Street. The property is in the Redmond Fire & Rescue district.
A Clear Path to a Home: The parcel has never carried a residence, and that's an opportunity. There's a county-designated 200 ft x 200 ft building envelope on the east end near the barn, and the 2022 partition record already vetted the hard parts — county-accepted soils study, DSL wetland clearance (no wetlands in the envelope), Redmond Fire access review, and utility documentation. A future owner's pathway to a residence is a farm dwelling under ORS 215.263, and with 58.6 irrigated acres under sprinkler, a hay or livestock operation can realistically reach the qualifying income threshold. Whoever buys this inherits a substantial head start on the planning work.
Location & Recreation
You're about 10 minutes to downtown Terrebonne, 15 to Redmond, 30 to Bend, and just 8 miles to Redmond Municipal Airport (RDM) for commercial flights. Smith Rock State Park is 15 minutes out for world-class climbing and trail riding, with the Crooked River, Lake Billy Chinook, the Ochoco and Deschutes National Forests, and Mt. Bachelor all within easy reach.

Region & Climate
Bend is nestled between the eastern side of the Cascades and the high desert, so it is a dry, high-desert climate with generally moderate days and cool nights. Located at 3,623' above sea level, it's just 175 miles from Portland, 22 miles from Mount Bachelor and 15 miles fromRoberts Field Redmond airport (RDM), and the town is surrounded by public lands allowing for endless outdoor recreation.
Generally, the mornings and evenings average between 30F-40F. However, as soon as the sun peeks out, thetemperaturessteadily climb throughout the day. Temperaturesrarely stay above 90F and below 35F for any duration of time. Locals have learned the art of wearing layers. A jacket or fleece is a must but make sure you like your base layer because, without fail, that jacket or fleece will be overkill by noon. The average annual precipitation is less than 12 inches a year and most of that is snowfall during the winter. The average annual snowfall is 33.8 inches a year and when it snows, it's magical. If you've never seen snow so clean that it literally sparkles, we highly recommend you come to visit during the winter.
History
The site became known by pioneers as afordablecrossing point of the river, where it was ran through a bend. An 1870s ranch popularized the name Farewell Bend, with the post office later distinguishing the area as Bend. It was incorporated as a city in 1905, starting off as aloggingtown. In 1910,Mirror Pondwas created as a dammed river reservoir to provide energy. In 1950, the two major logging companies were consolidated due to depleted timber, causing an economic drop. In later decades, it experienced rapid growth as a center of recreation.
Location
Bend is a small city on the Deschutes River, in Oregon. West are the lakes and peaks of the Cascade Mountains, with ski resorts and multi-use trails. In town, a trail leads up Pilot Butte, an extinct volcano. South, the High Desert Museum showcases the local environment, with history and live wildlife exhibits. In the Newberry National Volcanic Monument, stairs lead into the Lava River Cave, a huge lava tube.
