This property is a hunter's dream. If you are serious about deer or turkey hunting, this farm is a must see. Located just south of the Neuse River bottomlands, this property has all the ingredients to harvest a trophy class North Carolina whitetail. Some tremendous deer have come off of the river bottom in Wayne County. Let's take a walk through the property in your mind.
On the north end of the property, just off NC 111 is the access. You access low in topography right out of the floodplain of the Neuse River. Some of the 11 acres of cleared land on the lower end of the farm are situated in the floodplain. But you don't stay here long. As you continue into the heart of the property, you traverse uphill onto the bluffs overlooking the Neuse River basin. There is quite a bit of elevation change here. This is where the magic begins. Up on the bluff, there are 21 cleared acres of land. These fields have been in agriculture before, but currently reside in summer time grasses and food plots. With multiple inside corners, these plots could provide an excellent bow hunting opportunity.
The woodland is a mixture of upland pine stands and mature hardwood stands, full of white and red oaks. The pine stands are approximately 25-30 years old, while most of the hardwood stands are 50-60 years old. These timber stands are on rolling hillsides with small creeks and drains at the bottoms. There are a couple of old beaver kill areas that are currently dry and grown up and are offering tremendous bedding habitat for the deer.
There are a myriad of deer trails in and out of the thick areas, through the hardwoods, and then into the food plots. Scrapes are on the ground and old rub trees are present throughout. This tract really reminds me of something you would see in the Midwest, not really eastern North Carolina.
A few items for your knowledge:
1) This is really a majority walking access tract of land. Once you leave the food plots, there is not much interior road system. The timberland is extremely navigable, and with a little effort, an ATV trail system or walking trail could be established. There is an old logging road that runs north and south from the upper field that is slightly grown up but would be easy to open back up. This would be a great start to the road system.
2) There is a small cemetery on top off the bluff as you come up the hill, over to the right. This is currently being maintained by someone, and they have always had unrestricted access to it. It has never been an issue over the years my clients have owned the property.
3) Much of the surrounding acreage (mostly wooded) to the south and the west of this farm have been approved by the county for a solar farm. Whether or not this solar farm ever comes to fruition is another story, as the companies have to petition the government for each new site. They never know which ones will be approved. See the attached map for reference. One thing is for certain, if the solar panels come, it will make this property even better for wildlife.
4) The bluff would make an excellent homesite or cabin site if you wanted to get yourself off of the main grid. It is truly beautiful up there and electricity would not be an issue to run up the hill.
