Elko County - Twelvemile Canyon Rd, Montello, NV
Own a Piece of Nevada Freedom in Wildhorse Canyon. 10 Acres with Ranching, Homesteading, and Livestock Potential
If you’ve been searching for land where you can truly spread out, live independently, and build something of your own, this 10-acre parcel in Wildhorse Canyon deserves a serious look. Located in the wide-open high desert of northern Nevada, this property offers the kind of space, privacy, and flexibility that is becoming increasingly difficult to find anywhere in the western United States.
This is the type of property people dream about when they picture off-grid living, ranching, homesteading, or simply owning a quiet place far away from crowded cities and constant noise. Surrounded by expansive mountain ranges and open valley views, this parcel gives you room to breathe and the freedom to use your land the way you want.
Why This Property Stands Out:
• 10 full acres in Wildhorse Canyon
• Agriculture and livestock allowed
• Direct road access off Twelvemile Canyon Rd.
• BLM land directly to the east and south
• Wide-open valley and mountain views
• No nearby neighbors
• Extremely low annual taxes
• Seller financing available with no banks or credit checks
The property sits in Wildhorse Canyon near Montello, Nevada, an area well known for its rugged beauty, massive open landscapes, and strong appeal for homesteaders, outdoor enthusiasts, ranchers, and land investors alike. With direct road access right off Twelvemile Canyon Rd. (State Road BLM 1076), you can reach the property without dealing with complicated backcountry navigation or inaccessible terrain. Many remote properties sound appealing until you actually try to get to them. This parcel offers a much more practical setup with straightforward access and usable terrain.
One of the strongest features of this property is the surrounding BLM land directly to the east and south. That means your neighboring land is federally managed open space, not packed subdivisions or future dense development. It creates a much larger feeling of privacy and helps preserve the natural beauty and open views surrounding the parcel.
Perfect For:
• Off-grid homesteading
• Ranching and livestock
• Horses and agricultural use
• RV and camping setups
• Recreational weekend use
• Long-term land investment
• Hunting and outdoor recreation
• Buyers seeking privacy and freedom
Whether your goal is to establish a self-sufficient homestead, raise livestock, use the land recreationally, or simply hold it as a long-term investment, this parcel gives you options. Nevada remains one of the strongest states in the country for people seeking fewer restrictions, lower taxes, and more personal freedom with land ownership.
The zoning allows for residential use along with agriculture and livestock, making this an ideal setup for anyone looking to build a more independent lifestyle. Bring horses, cattle, goats, chickens, or other animals and create the kind of rural setup that simply is not possible in many heavily regulated areas of the country anymore.
The wide-open valley surrounding the property creates stunning panoramic views in every direction. Sunrise and sunset across the mountain ranges are especially impressive in this part of Elko County. At night, the skies open up into incredible stargazing with very little light pollution. This is the kind of place where you can actually hear silence again.
Outdoor Recreation Nearby:
• ATV and dirt bike riding
• Horseback riding
• Hunting opportunities
• Hiking and exploring public land
• Camping under dark Nevada skies
• Wildlife viewing
• Photography and stargazing
• Access to thousands of acres of nearby open land
Wildhorse Canyon and the surrounding Montello area continue attracting buyers looking for affordable land with usable zoning and strong long-term potential. As more people leave crowded cities searching for freedom, affordability, and self-reliance, quality rural land in the western United States continues becoming more desirable. Parcels with direct access, usable terrain, and nearby public land tend to stand out from the rest.
Unlike many small recreational lots, a full 10-acre parcel gives you meaningful space to actually use the land. You have room for structures, animals, equipment, gardens, recreational vehicles, storage, and future expansion. Whether you want a weekend retreat today or a full-time homestead tomorrow, the property gives you flexibility without forcing immediate development.
This area of northeastern Nevada is also known for outdoor recreation opportunities. Hunting, horseback riding, ATV riding, hiking, camping, and exploring public lands are all part of everyday life out here. The nearby BLM acreage dramatically expands the amount of land you can explore and enjoy.
Why Buyers Continue Looking at Nevada Land:
• Lower taxes than many western states
• Greater flexibility for landowners
• Strong homesteading appeal
• Affordable acreage compared to neighboring states
• Increasing demand for rural land
• Long-term investment potential
• More privacy and fewer restrictions
• Growing interest in self-sufficient living
For investors, properties like this can also serve as strategic long-term holds. Nevada continues seeing interest from buyers looking for affordable rural land with fewer restrictions than neighboring states. Large acreage parcels with legal road access and residential/agricultural zoning tend to maintain strong appeal because they offer real usability instead of simply speculative paper lots.
Another major advantage is the low carrying cost. Annual property taxes are only $28.51 per year, helping keep ownership affordable long term. That means you can hold the property comfortably without dealing with the heavy annual expenses that exist in many other states.
Financing is designed to keep the buying process simple and accessible. No banks, no credit checks, and no complicated approval process. Instead of spending weeks dealing with lenders, paperwork, and underwriting requirements, you can secure the property directly through simple seller financing.
Financial Highlights:
• Discounted cash price of $12,999
• Affordable monthly payments
• No interest charged
• No prepayment penalties
• No bank financing required
• No credit checks
• Straightforward seller financing
• Low annual taxes
Many buyers appreciate being able to lock in land now while values remain relatively affordable. As inventory of quality rural land continues shrinking and demand increases, buyers who waited often end up paying substantially more later for similar acreage.
The terrain offers a strong combination of usability and scenic beauty. The parcel sits in a naturally beautiful valley setting surrounded by mountain ranges that create dramatic Nevada landscapes year-round. Unlike steep or heavily obstructed parcels, this property provides usable open ground with excellent flexibility for future plans.
Imagine building a cabin, barndominium, manufactured home, or off-grid setup while overlooking miles of untouched Nevada landscape. Imagine waking up without traffic noise, crowded neighborhoods, or constant interruptions. This is the kind of property where you can build a completely different pace of life.

# A Place Built for Outdoor Adventure
If you live in Salt Lake City, Boise, or somewhere nearby, you know how hard it can be to find a place that still feels open.
Campgrounds fill up.
Reservations get harder every year.
The best spots seem crowded when you finally get there.
That is why many outdoor folks are buying land of their own.
Instead of searching for a place to stay every weekend, they own a place that is always waiting for them.
This 1.13-acre property in Spring Creek sits in one of the most beautiful outdoor regions in Nevada.
The property gives you room to spread out while still being close to some of the area's best recreation.
One of the biggest advantages is the large amount of public land nearby.

* You are not boxed in by subdivisions
* You are not staring into a neighbor's fence
* You have room to explore
The property has direct road access, making it easy to bring a truck, trailer, camper, or RV.

Others buy now and hold it for a future cabin.
Some see it as a long-term hard asset that can be passed to children and grandchildren.
The nice thing is that you do not have to decide today.
You can buy now while prices remain affordable and figure out your long-term plans later.

After a week of work, you can head out Friday afternoon, park the RV, sit around a fire, and enjoy a sky full of stars.
* No campground reservations

# Outdoor Activities That Keep Bringing People Back
The Spring Creek area is known for outdoor recreation.
People travel here every year because there is always something to do.

* Fishing
* Kayaking
* Camping
* Birdwatching
Whether you enjoy casting a line or simply sitting beside the water, it is a great place to spend a day outdoors.
Angel Lake offers a completely different experience.
The cooler temperatures and mountain setting make it a favorite during the summer months.
Popular activities include:
* Fishing
* Hiking
* Wildlife viewing
* Photography
For those interested in history, the California Trail Interpretive Center provides a look at the journeys of early pioneers who crossed the West.
It is a reminder of how much open country still exists in this part of Nevada.
Many buyers are also drawn to the nearby public lands.
These areas provide opportunities for:
* Off-road exploration
* Hiking
* Prospecting
* Hunting
* Escaping the crowds
Gold prospectors especially appreciate the amount of public land available throughout northeastern Nevada.
Every trip can become a new adventure.
Many people who purchase recreation land eventually discover something unexpected.
They start using it more than they thought they would.
Instead of taking one or two trips a year, they begin making regular weekend visits because the land is already there waiting for them.
That is the advantage of ownership.

* You are not competing for reservations
* You have your own place

Stand anywhere on this land and count how far you can see. Desert floor stretching wide in every direction. Mountain ridgelines holding the horizon steady on all sides. A sky so open it takes a moment to fully take in. This is what 1.14 acres in Elko County, Nevada actually feels like and once you've stood in the middle of it, it's easy to see why people want to own it.
Room to Breathe and Then Some
1.14 acres sounds like a number until you're standing on it. Then it becomes something else. It's the distance between you and your nearest neighbor. It's the length of an evening walk with nothing but desert and ridgeline in front of you. It's the room to think, to plan, to simply exist without the feeling that someone is three feet away on the other side of a wall. Buyers who value space and privacy often recognize the opportunity right away.
When you walk this property, the ground is flat and easy to move across. No steep drops, no awkward angles, no sections you'd have to work around. Native sagebrush covers the land from edge to edge, giving it character without getting in your way. Open space sits in every direction with no major obstacles between you and the view.
1.14 acres of flat, fully usable desert ground
Native sagebrush cover no clearing needed
Open views to mountain ridgelines in every direction
Scattered homes nearby each with its own space and privacy
City of Elko approx. 30 minutes away fuel, groceries, supplies
The Desert as Your Backdrop
Elko County is the kind of place that grows on you. The mountains sit steady at the edges of the horizon. The air is clean and still in a way that's hard to find closer to town. A few homes are scattered across the valley, each one set well apart from the next. Out here, neighbors respect each other's space that's just how it works.
When you need supplies, the city of Elko is close enough for a practical run without feeling like the town is on top of you. That combination of open land and real-town convenience is something buyers look for and rarely find at this price.
Getting Here Is Exactly What You'd Expect

From this land, you see mountain ranges rising out of the high desert, open sky in every direction, and terrain that hasn't been carved up or crowded. That view is the first thing people notice about this parcel and it's the thing they remember long after they stop looking at the listing.
There's a specific kind of person who gets it immediately. He's spent enough time outdoors to know the difference between land that looks good in a photo and land that actually feels right when you're standing on it. He's not chasing a trend. He's not looking for a flip. He's looking for somewhere that's his a piece of ground he can come back to, set up on, and know that it's not going anywhere.
If that's you, keep reading.
This 1.03-acre parcel in Elko County, Nevada sits at roughly 5,200 feet elevation in the kind of northeastern Nevada that still looks and feels like the West is supposed to. Wide. Honest. Unhurried. This isn't suburban sprawl with a mountain backdrop. This is the real thing open desert, distant ranges, and enough sky overhead that you stop checking your phone without even thinking about it.
The parcel itself is mostly level to gently sloping, with about 35 feet of natural elevation change across the lot. That kind of terrain is easy to walk, easy to work with, and easy to set up on without fighting the land. Native sagebrush and desert grasses cover the ground. No structures. No leftover junk from a previous owner. Just land in its natural Nevada state, the way it's looked for a long time, with those mountain ranges sitting out there on the horizon every time you look up.
To put the size in perspective the average American home sits on less than a quarter acre. This parcel gives you four times that. Think about what a quarter acre actually feels like. Now multiply it. That's the kind of room where you're not looking over your shoulder at a neighbor's fence line. That's room to set up camp the way you want, to spread out, to move around without bumping into a boundary. Room to glass the ridgeline in the morning and not have that moment interrupted by anyone else's plans for the day.
The surrounding area is lightly developed and spacious open parcels and scattered rural properties that keep the character of the land intact. This part of Elko County hasn't been overrun. It remains the kind of place where people come to get away from places that have been. That matters now, and it's going to matter more over time as open land in the West becomes harder to find at a price that makes sense.
Access comes in from 5th St and Snake River Blvd via graded dirt and gravel roads. These are standard roads for rural Nevada practical, direct, and part of what keeps this area the way it is. No pavement required to get here, and that's not a drawback. That's the point.
Electric service exists in parts of the surrounding area and can be confirmed with the local provider. Water in this region is typically supplied by private well or hauled water storage. Buyers should confirm utility details and zoning directly with Elko County as part of their due diligence. The county is the right source for those details, and our team is happy to point you in the right direction when you call.
The climate is true high desert warm summers, cold winters, and seasonal snow that comes through and reminds you where you are. Four real seasons on Western land. If you've camped or hunted in Nevada before, none of this is a surprise. You already know what the air feels like up here, what the mornings are like in early fall, and what it means to have a piece of ground in country like this. For the right person, that climate isn't a deterrent. It's part of the draw.
Here's the investment side of this.
Cash price: $7,995.
That's the full number. For over an acre of Nevada land with unobstructed mountain views, in a county that remains one of the most open and lightly developed stretches of the American West. There's no number behind that number. No fees buried in the fine print. Seven thousand nine hundred ninety-five dollars and the land is yours.
For context that's less than most people spend on a used ATV. Less than a single hunting trip to Alaska. Less than a lot of things that don't come with a deed at the end. This is a price point that makes ownership genuinely accessible, and that's not an accident. We price land so the right buyer can actually say yes.
Owner financing is available if you'd rather keep your cash working elsewhere. $178 down, $178 per month for 60 months. Run that number against your monthly expenses and it's going to land somewhere between a utility bill and a grocery run. At the end of those 60 months, you hold a deed. A piece of Nevada in your name, bought and paid for, that you own outright.
There is a one-time, non-refundable $249 document fee. That's the full picture on costs. Straightforward. No surprises.
This isn't a rushed pitch. There's no artificial deadline attached to this listing. But land at this price, in a county this open, with views like this, doesn't sit forever. The people who buy it are people who recognized it for what it is and made the call. The people who don't are usually people who meant to.
Land like this gets bought by people who've been thinking about it for a while. They've looked at other parcels. Passed on a few that didn't feel right too small, wrong location, price didn't add up, something was off. And then one comes across the screen and something settles. The details line up. The land feels honest. The numbers make sense. This might be that parcel for you.
The mountain views are real. The price is clear. The size is right. The path to ownership is simple.
If you've been waiting for the right piece of Nevada land something solid, something that's actually yours this is worth a conversation. Call today. Our team will walk you through zoning, access, pricing, and every detail you need to feel confident moving forward. We're not here to push you into anything. We're here to make sure that if this is the right land for you, you have everything you need to move forward with clarity. Let's talk.
There's something worth saying about Elko County specifically because not all Nevada land is the same. The county covers over 17,000 square miles. It's one of the largest counties in the United States, and most of it looks exactly like this. Open range, high desert, mountain backdrops, and a way of life that hasn't been squeezed out yet. The towns out here are small. The people are straightforward. The land is taken seriously.
That's the context this parcel sits in. Not a subdivision marketed as rural. Not a desert lot sandwiched between other desert lots in a grid that was carved up decades ago and sold off in pieces. This is Elko County the real version where the land still has room to breathe and the investment case rests on something more than a glossy brochure.
Owning land here means something. It means you made a decision that most people only talk about. You stopped scrolling past listings and actually moved. And every time you drive out to your parcel and step out of the truck and look at those mountain ranges on the horizon, you'll remember why you did.
That's the land. That's the price. That's the opportunity.
Call today and let's get you there.
One more thing worth saying before you put the phone down or close this tab.
Most land listings read the same way. They list the acreage, the access road, the zoning, the price, and call it done. They're written for everyone, which means they land with no one. You've read a hundred of them and forgotten all of them within the hour.
This parcel deserves more than that. And if you're the right buyer if you've spent any time outdoors in the West, if you've thought about owning ground out here, if the idea of standing on your own acre with nothing between you and the mountains sounds like something worth doing then you already know this listing is different because it's written for you specifically. Not for everyone. For you.
That's how we work. We find good land, we price it honestly, and we talk to the one person it's actually right for. If that's you, the next move is simple. Pick up the phone and call. Our team will walk you through everything zoning, access, utilities, the purchase process and make sure you have complete clarity before you move forward. No pressure. No runaround. Just straight answers and a clear path to ownership.
Call today. Let's get this done.
