Nye County - 3350 Ikes Canyon Road, Manhattan, NV
Tucked deep in the remote heart of Central Nevada lies Ikes Canyon Ranch, a truly one-of-a-kind off-grid compound - the result of a 30-year labor of love by owner/builder Jerry Elkins. This secluded 42-acre retreat is a legacy project, hand-built with care, ingenuity, and determination. In todays world, it would be nearly impossible to recreate. After years of searching, Jerry found the perfect canvas: a private, stream-fed parcel surrounded by National Forest, with panoramic views, a fish pond, and the kind of peace only found miles from civilization. Over the decades, he transformed it into a self- sufficient homestead and family retreat; rugged, private, and entirely off the grid.
Now, with the heavy lifting done and the vision fulfilled, the owners are ready to pass the torch. Ikes Canyon Ranch is ready for its next steward; someone who shares the dream of solitude and independence in a remote natural landscape.
Property Highlights:
2,500 sq ft custom log home - 3 bed, 3 bath, Vaulted ceilings, galley-style
country kitchen with commercial-grade gas stove, fully finished daylight basement, and a large covered porch overlooking the fish pond and swimming hole.
Refurbished historic stone cabin - Once Jerrys original residence during construction, the charming and authentic dwelling was the only structure on the property prior to Jerrys ownership.
400 sq ft multi-use outbuilding - Includes shop space, root cellar, storage, and a heated craft/work room. Built into the hillside with concrete floors and heavy- duty rail tie walls salvaged from a Lake Mead tunnel project.
1,500 sq ft, 3-bay shop - Includes a tack room and a classic Western-style saloon with a vintage bank facade.
1,000-gallon wood-fired cowboy hot tub - Wood-fired boiler feeds a 750-gallon stock water tank converted tub set on a 15 x 35 deck for star gazing soaks.
Off-grid infrastructure - Includes 120 acre-feet of surface water rights, a productive domestic well, septic system, state-of-the-art solar power with backup generator.
Connectivity & access - Despite its remoteness, the ranch has internet service and receives deliveries from UPS and FedEx.
Located about 1.5 hours from Eureka, NV and roughly 4.5 hours from Las Vegas International Airport, this is true high desert solitude (with less than ten neighbors within a 30-mile radius).
Over the years, Jerry has poured his energy, craftsmanship, and resourcefulness into every detail; using both new and reclaimed materials to create a ruggedly beautiful, self- reliant homestead. Now in their 70s, the owners are looking forward to traveling and letting someone else carry the legacy forward.
Were looking for a special buyer - someone who values craftsmanship, independence, and the rare kind of tranquility only a place like this can offer. Ikes Canyon Ranch isnt just a property. Its a testament to vision, perseverance, and the freedom of life lived off the grid.

Elko County - Ryndon, NV
Great 1031 Exchange Property! This property has a lot out upside potential. There is a 45" legal easement from the property to the Ryndon Exit. Over 300 acres have surface water rights out of the Humboldt river which passes through it. The old dams and ditches are pretty much non-existent but you can put a pumping station on the river near lands you want to irrigate. In the meantime the water rights are still in good standing and are older rights on the Humboldt River. The river bottom provides a wildlife habitat for many species of birds, including ducks and chuckar which are huntable during their seasons, and mule deer, antelope and many other small game species. The pasture is being rented out on an annual basis and that income gives the opportunity to keep taxes low for the agricultural use. Other future values could be in the gravel that is sure to occupy much of the lower lands. Having the surface water rights can help a gravel operation as when pit lakes are created from removal of the gravel the surface loss can be covered by some of the existing surface rights. Sell gravel and make fishing holes! If you're looking to invest, or create a hay base for a cattle operation with outside pasture, Check this one out!

Clark County - Financing MiningClaim Ownership, Boulder City, NV
NEAR LAS VEGAS LODE GOLD VEIN
MINING CLAIM OWNERSHIP
OWNER FINANCING
This is a legally registered unpatented 20.66 acre lode, gold and gem mining claim for sale, the Vegas Lode #1.
Unique to this claim is having the areas largest wash running thru it, the Eagle Wash, which becomes a seasonal creek when summer rains bring down gold from the mountain ridges into the wash. Very rare to have a lode claim with such a large wash running thru it.
A quartz gold vein also runs thru the claim and with this and the wash, there is very good potential for gold prospecting.
Located in an area of historic gold mines, 28 miles south of Boulder City, where is the Hoover Dam, and just 46 miles from Las Vegas.
Just 3 miles from the town of Nelson, the site of one of the first major gold strikes in Nevada and one of the biggest mining booms in state history. Gold and silver were discovered here around 1859.
Up the mountain ridges on the claim are good places for gems.
Camp on the claim in flatter areas just off the road, or area National Forest campgrounds.
Great prospecting location with the mountain ridges on the claim where summer rains bring down gold and gems from the mountainsides onto the claim.
Located south of the historic town of Boulder City, and less than an hour SE from Las Vegas.
See further down the listing the Buying Process, my financing options to choose from, and how to purchase my claim.

Gold prices have reached an all time high of over $4000 per ounce.
ThIs old mining district was explored and mined for precious metals and turquoise in the early 1900s, and exploration has been done in modern times for gold.
A lode claim differs from our placer claims, as on a lode claim you can dig into the mountain side and can even go to the extent of building a mine shaft.
Having a lode claim is an advantage as you can dig into the claim with a shaft if you choose that cannot be done on a placer claim.
This lode claim has veins of valuable minerals including gold in veins (called lodes) cutting thru rocks. Quartz and gold are frequently found together and digging into the quartz vein is called chasing the vein.
A vein of quartz/gold runs thru the claim from West to East.
On the claim I found a quartz vein with gold traces in the rock.
Pick and shovel, rock hammer, metal detector, and is hard rock mining.
I did not expose the whole vein, though was able to follow it going through the claim, intermittently.
The process of lode, hard rock mining, is the process where gold is extracted directly from the lode vein beneath the ground. Dig down about 3 feet as go through the claim, then pick, shovel, and rock hammer working the sides of that hole. Filling in the holes when leave the claim as required by the national forest.
For the use of any machinery, you need to file a Plan of Operation with the BLM for approval.
Scratch your rock ore against an unglazed white ceramic streak plate.
If it's gold, it will leave a golden streak. Or scratch the surface of the specimen with a knife. Gold is a soft metal that will show scratch marks.
This claim is in a very mineralized area, and is great for rock hounds, metal detecting, relic hunting, and dry-washing. Many historical gold rich producing mines were in this area,
Canyon mountain views and great views of the surrounding mountains and rock formations.
We found some nice specimens of Black Fire Opal (the Nevada State gem), agates, and turquoise.
Arrowheads and relics are often found in this area dating back to the Paiute Nation.
Nice location an hour South of Las Vegas, though you will be away from everything
on the claim.
Only 34 miles SW of Lake Mead in Nevada/Arizona, with all the lake activities.
3 1/2 hours North of Joshua Tree National Park, making for a great day trip.
Planned tours also go to Grand Canyon National Park 3 hours away.
A mining claim is an affordable way to enjoy the beauty of the land combined with the adventure of panning for gold.
We feel we are selling more than the gold and gems on beautiful land.
You would be acquiring an experience that will give you a good feel for what the old time prospectors must have felt during the days of the original Nevada Gold Rush.
Owning a mining claim is having access to a lifetime of great family fun and recreation, in a very beautiful, natural setting.
Nevada, is a great, scenic state, where the spirit of the Old West still lives on.
National Forests remained open at all times during the virus with a televised invitation by the Director for families to visit them as safe places for family recreation, making our mining claims some of the safest places for your family to enjoy and get away from all the nonsense.
NEVADA ROCKHOUNDING
Nevada is an actual rockhounding paradise. The reason is Nevada was once totally under water, back when giant marine reptiles swam freely in a gigantic, shallow sea in an area that would later become Nevadas Great Basin. Majorgeological activity happened, making way for massive deposits of silver, gold, opalized wood, onyx, agate, geodes, jasper, turquoise, and a whole lotta fossils. It helped make Nevada the lucrative mining area it is today.
In Nevada, spending the day searching for little bits of natural history can be the perfect way to connect with the great outdoors. You will have the thrill of cracking open a slab of shale to reveal a trilobite fossil or unearthing a gorgeous nugget of turquoise. Once you find your first gemstone, youll wonder why you didnt start rockhounding earlier.
GOLD HISTORY
The mining districts of Clark County are scattered through the many north-trending mountain ranges characteristic of this part of the State.
Although there is some indication of early small-scale mining by Indians and Spanish explorers, it was not until 1855, when the Mormon settlers began operating the Potosi mine in the Goodsprings district, that large-scale lode mining began. The Potosi is the oldest lode mine in the State. Gold-silver deposits were discovered in the Eldorado district in 1857, and some time later, in the Goodsprings and Searchlight districts.
BUYING PROCESS:

BOULDER CITY
Boulder City is a unique city known for its rich history, small-town charm, and proximity to Hoover Dam and Lake Mead, and is known for its historic downtown, unique architecture, and a slower pace of life compared to nearby Las Vegas.
Established in 1931 to house the builders of Hoover Dam, Boulder City, Nevada now brims with cute shops, killer cafs, and an Art Deco aura. Fewer than 30 miles southeast (but an entire world away) from Las Vegas, this charming southern Nevada burg is a hub for history and adventure at Hoover Dam, Lake Mead National Recreation Area, the Colorado River, and beyond.
LAKE MEAD
Experience outdoor thrills, striking landscapes, and brilliant blue waters. This year-round recreation area spreads across 1.5 million acres of mountains, canyons, valleys and two vast reservoirs. Visitors come here for scenic drives, biking, hiking, boating, fishing, camping, and much more.
Visitors to Lake Mead National Recreation Area enjoy a variety of water recreation activities in a rugged and picturesque setting. Lakes Mead and Mohave offer some of the country's best sport fishing. Boating and water skiing are favorite activities on the broad expanses of open water, along with kayaking and canoeing.
TOWN OF SEARCHLIGHT
A mining town that grew up around a rich gold strike in 1897, Searchlight succeeded Pioche as the principal city of southern Nevada when production began in earnest in 1902.
These days Searchlight is basking in a new prosperity based on its location on the ever busier US 95 traffic corridor between Las Vegas and Laughlin.
The origin of the towns unusual name is explained in an exhibit at the small museum a short distance east on the Cottonwood Cove road. It says the Mining District (and therefore the town that grew up there) was named for a brand of wooden matches.
The display includes a piece of the wooden box they came in. Its big enough to serve as a small writing-desk (the original laptop!) and its easy to picture a group of elated miners searching their excited minds for a name to give their discovery.
It's not hard to find exciting things to see and do in Searchlight. An abundance of tours are available to explore the area including trips to an old Gold Mine, and trips to Joshua Tree and Grand Canyon National Parks.
COTTONWOOD COVE: Located about 45 miles north of Laughlin on the North end of Lake Mohave, this recreational and resort facility offers an array of watersport activities for any outdoor enthusiast: fishing, boating, water skiing, swimming and camping. Cottonwood Cove provides RV services, boat rentals, boat slips and marina conveniences, launch ramps, swimming beaches, picnic areas, restaurants and great access to the lake.

Whether youre searching for a place to build a quiet retreat, live off-grid, invest for the long haul, or simply get away from the crowded cities, Elko offers some of the most compelling reasons to own land in the western United States.
Lets dive into why more and more people are choosing Elko County to stake their claim.
A Landowners Dream: Freedom, Space, and Affordability
One of the most attractive features of Elko County is the cost of land. Compared to nearly anywhere else in the West, land here remains incredibly affordableespecially considering the vast tracts available and the scenic beauty surrounding them.
Buyers can find multi-acre lots for prices that are unheard of in California, Oregon, Utah, or even neighboring parts of Nevada. This low barrier to entry opens the door to homesteaders, adventurers, investors, and everyday families who want to own something real, tangible, and enduring.
In many parts of Elko County, there are no HOA restrictions, and zoning is often flexible enough to allow for everything from off-grid cabins and RV living to tiny homes, ranches, and sustainable farms. This freedom is what draws many people west: the ability to live life on your own terms.
Breathtaking Landscape and Outdoor Living
Elko County covers more than 17,000 square miles, making it the fourth-largest county in the contiguous United States. Its a region dominated by big skies, mountain ranges, high desert valleys, and untouched wilderness. The Ruby Mountainsoften referred to as the "Swiss Alps of Nevada"tower over the eastern part of the county, offering a dramatic backdrop to the surrounding desert and sagebrush plains.
With such a diverse landscape, outdoor recreation is a way of life here. Hikers, backpackers, hunters, anglers, and photographers flock to the area year-round to enjoy the wild terrain. The Ruby Mountains are famous for backcountry hiking, alpine lakes, and vibrant fall colors. Lamoille Canyon, carved by glaciers, is a must-seeparticularly during wildflower season or autumn.
Elko County is also a prime location for hunting and fishing. Mule deer, elk, pronghorn antelope, and wild turkeys are abundant, and the regions lakes and rivers provide excellent trout fishing. The nearby South Fork State Recreation Area is a favorite for boating, swimming, and camping.
If you love solitude, stargazing, and the peacefulness that only remote land can offer, Elko County delivers it in abundance.
Rich Heritage and Cultural Pride
Elko is a region proud of its Western heritage. The city of Elko, the county seat, is home to the National Cowboy Poetry Gatheringa celebration of ranching culture, storytelling, and traditional music that draws visitors from all over the country. Its a week-long event that highlights the spirit of the West and honors the people who live and work close to the land.
The area has a deep Basque influence, thanks to immigrants who arrived in the late 1800s to work as sheepherders. Youll still find Basque restaurants, music, and traditions thriving throughout the area.
Elko County also has a strong Native American presence, including members of the Western Shoshone and other tribal communities. The land itself is sacred, with generations of stories rooted in the mountains, rivers, and valleys.
This mix of cultures creates a community thats tight-knit, respectful of tradition, and deeply connected to the land and its history.
Strategic Location with Room to Roam
Despite its wide-open feel, Elko County is surprisingly well connected. The city of Elko sits along Interstate 80, offering direct access west to Reno (about 4.5 hours) and east to Salt Lake City (around 3 hours). This makes it possible to live remotely while still being within a half-days drive to major cities, airports, and services.
Elko Regional Airport offers regular flights to Salt Lake City, making travel even more convenient for residents and visitors.
The countys towns and communitiessuch as Wells, Spring Creek, Carlin, and Jackpotoffer all the basic amenities one needs: grocery stores, schools, healthcare, restaurants, and hardware stores. While life is simpler and more rural here, you wont have to give up all conveniences.
And because Elko sits in a major mining corridor, it also supports solid infrastructure, good roads, and a strong local economyespecially compared to other remote counties in the region.
A Growing Economy and Investment Potential
While Elko County has its roots in ranching and agriculture, it has grown into a strong economic hub for northeastern Nevada. Gold mining has long been a driving force in the region, with several major mining companies operating in the area. This has created jobs, built infrastructure, and kept the local economy more resilient than many similarly rural regions.
In addition, tourism, outdoor recreation, and remote work are growing industries. As more Americans seek to leave crowded cities and embrace remote lifestyles, the value of rural land has steadily increasedand Elko County is no exception.
For investors, buying land here is not only about lifestyle, but about potential. Whether you choose to develop the land now, build a vacation home, lease it, or hold it for future resale, Elko land is a low-cost, high-upside asset in an increasingly crowded world.
Living Simply, Living Freely
Elko County isnt for everyoneand thats part of its charm. Its for people who crave open space, quiet nights, and a life unplugged from constant noise and stress. Here, you can raise livestock, plant a garden, build a cabin, or simply sit and watch the stars. You can wake up to crisp desert air, hike into the mountains, and not see another soul for miles.
Many residents and landowners choose to live off-grid, utilizing solar power, well water, and sustainable practices. The freedom to live self-sufficiently is a major draw for those seeking a more independent and environmentally conscious lifestyle.
Whether youre planning to relocate full-time, set up a second home, or create a family retreat that can be passed down for generations, Elko County offers the space and freedom to build whatever life you imagine.

Why Buyers Should Choose Elko County, Nevada: A Comprehensive Guide
Elko County, Nevada, is one of the most captivating and underappreciated regions in the western United States. Spanning over 17,000 square miles, it is the fourth-largest county by area in the contiguous United States, offering vast expanses of land, diverse landscapes, and unparalleled opportunities for adventure, investment, and peaceful living. For prospective landowners and investors seeking freedom, affordability, and a connection with nature, Elko County provides a unique and compelling option that combines rural tranquility with accessibility to essential amenities. In this article, we will explore in depth why buyers should seriously consider Elko County, Nevada, for both personal use and long-term investment.
1. Expansive and Diverse Geography
One of the most compelling reasons to choose Elko County is its remarkable geography. The county encompasses rolling desert plains, towering mountain ranges, lush river valleys, and rugged high desert landscapes. This diversity provides opportunities for virtually any outdoor activity imaginable, from hiking and horseback riding to off-road adventures and wildlife observation. Many parcels of land feature flat terrain, ideal for building homes, placing RVs, or establishing off-grid retreats, while other areas offer dramatic elevations for scenic vistas and mountain views. Whether you are seeking solitude in the desert or a base camp near mountain trails, Elko County has the land to match your vision. Its size and variety make it easy for buyers to find a property that suits both their lifestyle and practical needs.
2. Affordable Land and Low Taxes
Land in Elko County remains remarkably affordable compared to more densely populated states and regions, making it an excellent choice for first-time landowners, investors, or retirees seeking to stretch their budgets. Many properties are priced significantly below the national average, allowing buyers to acquire large parcels for recreational use, homesteading, or long-term investment without taking on substantial debt. Beyond the purchase price, Elko County offers very low property taxes, often only a few tens of dollars per year for parcels of several acres. Combined with the lack of restrictive homeowner association (HOA) fees on most properties, this affordability provides an unparalleled opportunity for financial flexibility and long-term wealth-building. Buyers can maintain ownership at minimal ongoing cost, giving them the freedom to use the land for personal enjoyment or hold it as a valuable asset.
3. Investment Potential and Land Appreciation
Investing in Elko County land is not only about lifestyleit also makes strong financial sense. Nevada has historically experienced steady land appreciation, particularly in areas with clear title, accessibility, and scenic value. As urban centers become more crowded and land more expensive, parcels in rural regions like Elko County are gaining attention from investors seeking long-term growth. With nearly ten acres or more available in many locations, buyers can purchase strategically for future appreciation, subdivide land according to county regulations, or develop it for recreational, residential, or off-grid purposes. The combination of affordability, scarcity of available parcels, and strong growth potential makes Elko County a smart choice for investors and individuals who want to secure tangible assets in a stable market.
4. Abundant Outdoor Recreation Opportunities
Elko County is an outdoor enthusiasts dream. The areas vast public lands, rivers, mountains, and deserts offer endless opportunities for adventure. Hiking, camping, off-roading, hunting, fishing, horseback riding, and stargazing are just a few of the activities available to residents. Landowners can enjoy their property as a private retreat or explore nearby attractions such as the Ruby Mountains, Angel Lake, and Lamoille Canyon. The county also hosts several unique natural and cultural landmarks, including the Sun Tunnels, a large-scale environmental art installation, and Shoshone Falls, often called the Niagara of the West. This combination of recreational access and privacy allows residents to enjoy the outdoors year-round without crowds, making Elko County an ideal location for those who value an active, nature-filled lifestyle.
5. Off-Grid Living and Sustainable Opportunities
For buyers seeking independence and self-sufficiency, Elko County is an ideal location for off-grid living. The countys zoning regulations, particularly in Open Space areas, allow for a variety of uses including RVs, mobile homes, and tiny homes (with proper permits), making it easy to create a self-sustaining lifestyle. Solar power, water collection systems, and other sustainable technologies can be implemented with relative ease, allowing residents to minimize their dependence on public utilities. Many properties feature flat terrain and open space, which simplifies the setup of renewable energy systems, small-scale farming, and other off-grid initiatives. The freedom to live closer to nature, combined with modern sustainable options, appeals to buyers looking to escape urban congestion while embracing a more independent way of life.
6. Accessibility and Strategic Location
Despite its rural nature, Elko County is surprisingly accessible. Major highways such as US Highway 80 provide connections to regional hubs like Elko city, while Salt Lake City, Reno, and Las Vegas are within reasonable driving distances for weekend trips or business opportunities. This means buyers can enjoy the peace and solitude of rural Nevada while remaining within reach of essential services, airports, and urban amenities. Elko, the county seat, offers shopping, healthcare, dining, and cultural events, providing a perfect balance of rural living and modern convenience. The strategic location also makes the county a central hub for exploring northern Nevada and neighboring states, ensuring that residents can enjoy both seclusion and connectivity.

Summers are warm but generally dry, while winters offer cooler temperatures and occasional snowfall, creating a diverse seasonal experience. The high desert climate encourages outdoor activity year-round, from hiking and ATV exploration in summer to skiing and snowshoeing in nearby mountain areas during winter. The clear skies also make it one of the best locations for stargazing and astrophotography, with minimal light pollution allowing for incredible views of the Milky Way, meteor showers, and other celestial events. For buyers who value clean air, outdoor activity, and a connection to nature, Elko County provides an unmatched environment.
8. Privacy and Freedom

The open space allows landowners to create retreats that are entirely private, whether for personal use, family gatherings, or small-scale recreational development. This freedom is increasingly rare in other parts of the country where zoning restrictions, HOA regulations, and high population densities limit property usage. Elko County allows buyers to enjoy true autonomy on their land, making it an attractive option for those seeking both privacy and creative control over their property.
9. Historical and Cultural Significance

The region was originally inhabited by Indigenous peoples and later became a hub for ranching, mining, and railroad activity. Today, this history is preserved in local museums, historic sites, and cultural events, offering residents a sense of connection to the lands past.
