TOPOGRAPHY, RANGELAND & HABITAT
The topography ranges from 330 ft to 400 ft with a lot of roll throughout. Located in the Texas Claypan Prairie, the range is defined by a dark red sandstone, a claypan, which is a dense clay subsoil underlying sandy and loamy surface layers. These soils create a diverse mixture of native grasses and hardwoods, including live oak, post oak, blackjack oak and mesquite trees. Much of the ranch is heavily wooded, providing excellent cover along with natural browse for the prevalent wildlife. As the elevation falls toward Artesia Creek, you enter a mesquite flat with good stands of native grasses, excellent for cattle.
WILDLIFE
The ranch has a healthy population of white-tailed deer with some nice bucks having been taken over the years. Both deer and Rio Grande turkey traverse the creeks with the turkey roosting in the large trees along the borders. Dove, hogs and various varmints will keep you busy hunting throughout the year.
AGRICULTURE
Historically the ranch has been utilized for cattle.
IMPROVEMENTS
Sitting atop a hill with phenomenal views are 2 small cabins. One with a kitchen, sitting area, bedroom and bathroom with a nice porch surrounding it. The second cabin consists of 2 bedrooms, a bathroom, a utility room and a porch. A 3-sided pole barn (45X20) stores equipment along with a Morgan building. For working your cattle, there is a good set of pens just down the hill from the cabins. The improvements are minimal but very functional.
WATER
Sitting over the Carrizo-Wilcox aquifer the groundwater is excellent. One water well is located at the cabins. Over a half-mile of Artesia Creek runs along the southern border with deep pockets that retain water for long periods. In another corner of the ranch is a portion of Mule Creek with some deep pockets to hold water. Additionally, there are two stock tanks perfect for fishing and productive dove hunts.

Electricity is located at the cabins.

Owners believe to own 20% of the mineral estate. A portion thereof are negotiable with an acceptable offer.
