LOCATION & GENERAL INFORMATION
Tracts 1-4 are located in Hire Township, McDonough County, IL and Tracts 5-8 are located in Fountain Green Township, Hancock County, IL. Tracts 1&2 will be sold Buyers Choice with the successful bidder having the opportunity of selecting either or both tracts. If only one is selected, the other will then be sold. Tracts 3 through 8 will be sold in the order listed and not in any combination. All tracts sell free of farming rights for 2026. Immediate hunting rights will be given at time of closing. Potential buyers have permission to inspect all tracts. To examine the home, make plans to attend an open-house on Sunday, August 10th from 10am-1pm or contact the auctioneer for a personal showing.
TRACT 1 60 acres (subject to survey) located 5 miles north of Tennessee, IL to Roads 350E-1400N, then mile west. It is in the E of the SE of Section 21, Hire Township. This tract is all level, tillable farmland with Class A soils and a 141 Productivity Index. Access is by Road 1400N on the south. It borders Tract 2 on the east.
TRACT 2 117 acres (subject to survey) located 5 miles north of Tennessee, IL. It is in the SW of Section 22, Hire Township. METHOD & TERMS OF SALE
All 8 tracts will be sold on a price per acre basis. Tracts 1&2 will be sold Buyers Choice with the successful bidder having the opportunity of selecting either or both tracts. If only one is selected, the other will then be sold. Tracts 3 through 8 will be sold in the order listed and not in any combinations. Ten percent of the bid price is to be paid at the conclusion of the auction with the balance due on or before October 13, 2025. Title Insurance in the full amount of the purchase price will be provided by the Seller. The 2025 real estate taxes due in 2026 will be paid by the Seller with the 2026 and all subsequent taxes being the responsibility of the Buyers. Possession will be given upon full compliance of the terms of sale, subject only to the rights of the current farm tenants for the year 2025. Immediately following the auction, the successful Buyers will be required to enter into a written purchase agreement with the Sellers.
