LOCATION: Ranch is located 9.5 miles southeast of Breckenridge, TX and approximately 1hr 45 minutes from Fort Worth.
VEGETATION: Trees consists primarily of mesquite, hackberry and a cluster of live oaks, but also a variety of other shrubs beneficial for the wildlife.
UTILITIES: Electric is available at the road and water meter previously was located inside the gate at the southeast corner of the property, but currently is not active.
TAXES: Ag exempt taxes for 2025 were around $100
WILDLIFE: Whitetail deer, Rio Grande turkey, dove, ducks, and feral hogs.
FENCING: Fences are in fair condition and pipe entrance with double gates. The west fence will need to be replaced if planning to run livestock.
