Driving Directions: Driving Directions from Abilene, drive to Tye, exit off I-20 at the Flying J, turn right onto FM 707 N for 12 miles, turn left onto FM 1812 for 2.5 miles, then turn right onto FM 3116. the property will be on the right and the gate will be 0.1 miles from the intersection. Location: The property is just 13 miles from Anson; schools and restaurants. A short drive from Abilene, you'll be a quick drive to groceries, farm supply, and outdoor supplies. Only 2 hours to Midland, 2 hours and 15 minutes to Lubbock, and 2 hours and 30 minutes to Fort Worth. Acreage: This beautiful piece of property is approximately 406 acres. Topography: Most of the property has some slight slope, much of it slopes to the center where water can flow into surface tanks. The south end of the property is where the bulk of the contour will be found as gravel outcroppings run along the southern boundary and then drop off 30 feet or so. The view is nice from that end. Rainfall/Elevation: Around 26 inches of rain can be expected on an average year. Elevation is as much as 1770' and as low as 1720' with most of the property in the 1760' range. Cover: A nice belt of pasture, with bull mesquites and Hackberry trees, covers about half of the total acres. The older mature pasture is pretty easy to get around in and the canopy allows for good gras production. The way that the pasture frames out the cultivation allows those livestock grazing opportunities to be nice sized food plots too. The more mature trees make nice places for the turkey to roost and the young mesquite make nice rubs for the deer. Everything in between gets a chance to have mud rubbed on it from the local pigs. Fences: The fences are in fair to poor condition; however, livestock is being kept on the property at this time. Although some fence work is needed, the fences are proven. There are a few cross fences and all fences are barbed wire, T-post, and cedar posts. Utilities: There is some old oilfield activity on the property so electricity has been ran to those locations in addition to the old home site near the center of the property. The electrical provider should be Big Country Electric Co-op, but it is the buyer or buyer's representative's responsibility to verify all utilities. Water: The old water well at the home site has not been tested for it's gpm. The seller leases out the property, so no first hand knowledge is known on it's depth, etc. SUN Water Supply has a water line that runs along the FM road south and west of the property. There are a few homes across the road using that waterline. It is unknown if that line has the capacity to add meters. The property has two average size stock tanks that capture runoff from the property. The water well could be used for livestock and wildlife during drought conditions; whereas, the surface tanks can be used in average to wet conditions.
