Duck Hunting Farm

Description of improvements This rice farm has been operated and managed for rice and wintering waterfowl for the last 20 years. The development of a water well on the farm was established for use as supplemental irrigation and waterfowl flooding. There is also a creek that runs through the property which has a variety of trees and mixed brush. A concrete low water crossing makes for easy access across the creek. An 8 bedroom lodge included on the property will sleep all who wish to hunt. There is also a sizable barn located near the house which is used to store UTV’s and hunting equipment, enjoy covered outdoor cooking and making memories with family and friends. Covered dog kennels are behind the barn. Agricultural Use The farm will convey 128 acres of rice base, as there are 142 acres which the USDA/FSA has designated as crop land due to the historic use for farming. The current tenant cultivates approximately 50 acres for commercial rice production every year. The fields have all been precision leveled through programs by the NRCS for optimal water use and conservation and the farm has wonderful access with drivable levees around every field. Irrigation water can be obtained from a LCRA managed canal and/or supplemented by the water well. Duck Hunting Due to the fact that the property is located in a well-traveled corridor along the Central Flyway, five DU projects have been created on this property for wintering waterfowl management. The DU contracts for each unit have expired. These ponds are equipped with eight custom built aluminum pit blinds. These blinds will provide hunters with an extremely comfortable hide for their hunts. A LCRA managed canal, when allowed, can be used to flood the DU ponds along with the existing electric water well which pumps approximately 600 gallons per minute. Deer Hunting The creek that runs through the property creates the perfect corridor for traveling white-tailed deer and feral hogs. A deer blind and feeder are situated so as to allow hunters to take full advantage of this resource. Comments This farm has been utilized as a place to unwind and enjoy the outdoors, manage wintering waterfowl and local deer for exceptional hunting opportunities, and spend valuable time with family and friends.
