The Property consists of a total of 206.4 acres, and is comprised of three Assessors Parcels, including two legal parcels. There is approximately 160 acres that are used for farming operations and about five acres that contain the residential rental. The balance of the acreage is a non-productive drainage area. An un-named County road runs south from the Orcutt-Garey Road through and bisects the Property. This road is also used by a neighboring parcel. Formerly a vineyard, the Property has most recently been farmed to vegetable crops. Historic crop production includes broccoli, strawberries, peppers, squash and peas. The Property includes the use of an 1,800 s.f. metal building and yard area. The Property is currently being held unleased by the Owners in anticipation of the sale to an owner/user. In addition to the farming operations, there is a five bedroom/four bath house that is leased to a special needs care facility which has been leasing the property since 1996,and brings in approximately $100,000 rent annually.
