PROPERTY DESCRIPTION:
The farm is a productive, single block of land containing 5,668.8 acres located along the northeast side of U.S. Highway 87 located about five miles northwest of Dalhart in Dallam County, Texas, along with a grain elevator located on a 1.2 acre site situated on the southwestern side of U.S. Highway 87 about 1.2 miles northwest of the farm.
IRRIGATION:
The property contains approximately 4,440.8 acres under irrigation by 16 center pivot irrigation systems and 52 irrigation wells. The sprinklers are a mix of 10 Zimmatic systems and 6 Valley systems installed between 1995 and 2023. The 52 irrigation wells are pumped by 2 natural gas powered Caterpillar engines and 50 electric submersible and VHS pumps. The VHS pumps and submersible pumps are powered by the local electric grid and by 2 Chevy natural gas powered gensets offering the operator improved ease of operation. The wells are reported to be producing 11,000 gpm or 2.5 gpm/irrigated acre (to be verified by the buyer). The farm is in the North Plains Groundwater Conservation District.
IMPROVEMENTS:
The farm is improved with a 6,250 SF steel frame shop building which was built in 2021. The building is designed with 5,000 SF of enclosed space with a concrete floor and a 1,250 SF covered concrete apron. A domestic water well is positioned near the shop. The off-site grain elevator provides five upright bins with a reported capacity of 424,889 bushels. The site includes three elevator legs, two receiving pits, truck scales and a scale house.
