Q&A:
Any restrictions on the land?
None other than the property may not be subdivided into parcels less than 25 acres. The land is sold in fee simple (includes surface rights, mineral rights, timber rights, and water rights). As of publication, there are no permitting fees to build a home in the unincorporated portions of Campbell County. You must have a septic permit issued by the State of TN ($500 at present for the permit application and inspection) and have your electrical panel inspected by Jellico Utilities prior to power being energized for your home or temporary construction panel. People build their own homes, have metal toy buildings, live in "barndominiums," and live in RV's while they build their stick home, etc in Elk Valley.
Stores, hospitals, and supplies?
Jellico is 15+- minutes to the north for basics including a small local hardware store, fuel, a few restaurants, and two "dollar" stores. To the south on I-75, you have Caryville/Jacksboro/LaFollette for a hospital, big box stores, brewery, restaurants, Lake Norris, etc. Knoxville downtown is 50 miles and 1 hr +- depending upon traffic.
Utility Providers?
Jellico Utilities for water and electric power. Highland Communications or StarLink for internet. If you want utilities extended prior to closing, landowner will consider doing so with a purchase contract for the price of the land plus the cost to extend the utilities (water, overhead electric, fiber optic for internet), and a $25,000 non-refundable deposit. The time required to extend overhead power is solely dictated by the utility and varies. Once you purchase your water meter, you can install your own pipe to your home/RV/barndo. A stream, gravity-fed water system from Pruitt Branch is another option (recommend you literally "test the water" and do some independent research on natural spring systems prior to opting for this "old school" option).
Why is the property boundary irregular?
Pruitt Branch and existing roads and trails are used to subdivide the property. Due to terrain, straight angular property lines rarely make sense in the mountains. The property is divided from the parent tract to maximize access to both the 93 acres and the remaining land. This is mountainous property with varying slopes from flat to steep. If you want "flat" land, go to the counties along the I-40 corridor and expect to pay a lot more per acre for that land.
Who maintains the driveway?
You and your future neighbors. We utilize a basic agreement that obligates all neighbors using the driveway to share in maintenance with majority rule. For example, if three families use the driveway and 2 out of 3 want to grade and re-gravel, then all 3 families are obligated to pay for 1/3rd of the cost. In practice, anyone with a tractor and box blade can grade the driveway.
