All of sellers mineral, oil, and gas title, if any, will pass without warranty of title or title evidence. Bidding is by the acre. The final bid price will be multiplied by the total number of acres in each tract. Such number will be put on the purchase agreement.
Terms & Conditions: Real Estate is sold As Is. 10% down sale remainder due at closing approx. 30 days. Property will be sold in a manner resulting in the highest sale price with no reserve. The current crop belongs to farm tenant. New owner will not receive any of the 2025 crop.

All tracts offered sperate! When there is a bid on any of the 2 tracts with less than 3 minutes remaining 3 minutes will be added.
