This farm is located 5.7 miles south of Batavia, Iowa on Ash Ave. This farm has beautiful prairie enrolled in the Conservation Recovery Program (CRP). The first sound heard as you walk onto the property is a pheasant rooster cackle. This farm is 57.75 acres on a well maintained gravel road. About 3 miles of Ash south from Batavia is paved. The remaining 2.7 miles is gravel. Continuing south would take you to highway 16 which leads to Eldon, Iowa to the west or scenic Van Buren County to the east.
This farm has two driveways. One driveway is on the north end of 270th street near the north east corner of the farm. The other driveway is on Ash Ave heading south across from the house on the east side of Ash. On the North West corner of the farm is a buried natural gas lined maintained by local gas company.
The farm is contiguous prairie across the whole farm. The north end is considerably flat with a gradual slope to the south. In the northeast corner is roughly 1.3 acres of mid-successional timber. Along the western fence line leads to a thick brushy draw close to 3 acres. Some evidence of deer sign with a few rubs. A food plot could be planted around this draw to either bring in whitetail deer or perhaps a food plot geared for upland game birds. As of now (with permission from the Farm Service Agency), a landowner in the CRP program can set aside 10% of the ground (depending on which practice) for a food plot. A food plot of soybeans with an intermixing of cereal grains such as rye and winter wheat would be a great winter food plot for late season whitetail hunting. A landowner could also plant grain sorghum that would also offer a late season food source option for whitetail deer, but at the same time benefiting upland game birds such as pheasants that would allow extra winter cover and food.
The draw could be enhanced using hinge cutting to guide the whitetail deer by a well-placed tree stand geared for bow hunting or shotgun season.
This property is ideal for a homestead either close to the road or about 400 to 450 yards to the south is a picturesque view of the rolling hills that defines the Southern Iowa Driftplain. A peak of the Des Moines River glimmering in the afternoon sun can be seen from this spot.
Currently, 50.04 acres is in the Conservation Recovery Program. 32.69 acres is in the CP42 Pollinator and 17.35 acres is a CP1.

The west side of the farm has an acre field that would be an ideal food plot. The field has timber surrounding the plot, a stocked pond to the east, and a blind at the entrance of the potential plot.

The shed would be useful for parking a vehicle out of the sun under the lean too and storing hunting gear, tools, and small equipment inside. This shed sits on just under an acre field. The west side of the property consists of a diverse timber. The timber connects too all the food plots and along the property line. The timber consists of black walnuts, oaks, hickories, elm, basswood, and hackberries. This timber tracts offers excellent hunting opportunities for multiple different winds. This draw is also adorned with massive wolf oaks. Wolf oaks describe massive oak trees with broad trunks and wild canopies. These wolf oaks are Iowas native Bur Oaks.
