This property is so wildly different than most farms that we deal with. In general, we typically lead with the hunting potential on timber farms. For investors, we usually highlight short-term value. While those elements are still important, this farm has a long-term value that we have never seen before. It has over 40 acres of planted Walnut trees that seem to me to be 15-20 years old. Let me say that again40 ACRES OF PLANTED WALNUT TREES! Sure, this farm has incredible hunting and has great enjoyment value. But this is a timber investment farm like we here at LandCo have never seen. Its hard for us even to predict this future value. It appears that there is a tree planted every 20 feet or soso each tree occupies roughly 400 sq ft. That means roughly 100 trees per acre. Even if half of those make it to maturity, the value per acre is off the charts.
