The Elk Mountain Cattle Ranch consists of approximately 120,000 total acres of which approximately 30,000 are deeded and approximately 90,000 are leased. The ranch falls entirely within Colorado's three largest intermontane grassland basins. "South Park" consists of nearly 1,000 square miles and has a history rich with ranching. So much so that Congress designated it a National Heritage area in 2009- one of only fifty five in the United States of America.
Ranch headquarters is at 8,800 feet above sea level in the Town of Hartsel in Park County. Within two hours of the ranch are Colorado's two most populous cities- Denver and Colorado Springs. Each feature international commercial and private airports.
The ranch is cradled by 72 million year old 14,000 foot peaks and is located at the headwaters of the South Platte River. Within the borders of the ranch are over 30 miles of named rivers and creeks and over 6,000 surface acres of stored South Platte River water for front range Colorado supply in both Spinney Mountain and Elevenmile Canyon Reservoirs.
The current cow calf operation consists of approximately 1,200 mother cows plus bulls and 500 pair of bison plus bulls. The ranch is run by the four generation family that began assembling it 40 years ago. They live on the ranch in it's five ranch homes each between three and five bedrooms. Unique to the operation is a water right for 81 acre feet of water out of Spinney Mountain Reservoir.
The hunting and angling on the ranch is spectacular featuring Boone and Crockett pronghorn, trophy mule deer and elk hunting. Some of the six ponds on the ranch have been stocked and the Middle Fork of the South Platte River presents an opportunity to improve aquatic habitat for over 3 miles of private fly fishing.
Elk Mountain Cattle Ranch has never before been offered for sale to the market and represents a significant and incredibly diverse investment offered in whole or parts. Are you craving privacy, freedom, and the chance to create a life that is entirely your own? Imagine standing in the middle of your own 20-ACRE property, surrounded by the vast expanse of the Colorado desert, with nothing but open skies, fresh air, and endless possibilities stretching out in every direction. This is more than just a piece of land it's your opportunity to unplug, recharge, and build the off-grid retreat you've always dreamed about. Here in Costilla County, where the land is open, the views are endless, and the pace of life slows to something peaceful and manageable, you can finally take control and design a lifestyle that's all about your priorities and your vision.
This 20-acre desert parcel sits on flat, open land that's easy to navigate and perfect for building. Access is simple via well-maintained B roads, and you're conveniently close to both US Highway 285 and Route 159. This combination of seclusion and accessibility is rare. You can enjoy the peaceful privacy of being surrounded by nature while still being able to reach main roads quickly when you need to head into town or travel farther afield. Its the kind of location that gives you the best of both worlds close enough to amenities for comfort but far enough away to leave behind the noise and chaos of crowded areas.
What makes this property truly special is the freedom it offers. There is no homeowners association to answer to and no overly restrictive zoning rules telling you what you can and cannot do with your land. This means your vision can be as unique as you are. You could create a self-sustaining homestead with gardens, livestock, and renewable energy systems. You could live in an RV while you take your time building your dream home. You could design a modern tiny house, a rustic log cabin, a manufactured home, or even something completely unconventional that reflects your personality. The beauty of this property is that it allows you to build your lifestyle your way, without compromise.
The land is ideal for anyone seeking a self-sufficient way of life. The open, sunny environment is perfect for solar energy systems, and the flat terrain makes it easy to set up rainwater collection tanks or drill a well for water access. You could plant fruit trees, build raised garden beds, or dedicate part of the property to a greenhouse to grow fresh produce year-round. If raising animals is part of your dream, you will have more than enough space for chickens, goats, horses, or other livestock. The size of the property allows you to divide it into functional zones - one area for living, one for farming, one for recreation without ever feeling cramped.
With 20 acres at your disposal, you will have space to breathe, think, and create. You could design your main home surrounded by smaller guest cabins for family and friends. You could leave a portion of the property wild and untouched, creating your own private nature sanctuary where local wildlife can thrive and where you can escape whenever you want to be alone in nature. The openness of the desert landscape means you have unobstructed views in every direction, perfect for sunrises, sunsets, and some of the most incredible stargazing you will ever experience. The San Luis Valley is famous for its dark skies, and on a clear night, you'll see the Milky Way stretch across the heavens without interference from city lights.
When you're ready to explore, you'll be close to some of Colorado's most beautiful and unique attractions. The Great Sand Dunes National Park and Preserve is just a drive away, where you can climb towering dunes that rise dramatically against a backdrop of snow-capped peaks. History lovers will enjoy visiting the Fort Garland Museum, which tells the story of early life in the region and preserves a piece of Colorado's past. For something truly unusual, you can visit Bishop Castle, a massive hand-built stone and iron structure that is both fascinating and inspiring. Cole Park offers a peaceful setting for fishing, picnicking, or simply relaxing by the water. There are also countless hiking trails, scenic drives, and hidden gems waiting to be discovered nearby.
The propertys location is ideal for those who want the peace and quiet of a remote setting without giving up access to essentials. Towns like Alamosa, Colorado City, and Caon City are within a reasonable drive, offering grocery stores, restaurants, medical facilities, and other conveniences. This means you can live off-grid, surrounded by nature, while still having the option to stock up on supplies, meet friends for a meal, or access healthcare when needed. Its a lifestyle that gives you the ability to disconnect without feeling isolated, to be independent without being completely out of reach.
Owning land like this is not just about the lifestyle it offers now it's also a smart investment in your future. Nestled towards the back part of Forbes Park Subdivision we have this beautiful 1.68 acre lot. It is zoned residential, the entrance to the subdivision is gated with a code to enter or you can use the gate card key as well. There is over 5,000 acres of common land in the Park, 5 lakes and it also is connected to the San Isabel National Forest.
No reason to worry about back neighbors being that you wont have any, since it is connected directly to a portion of common land; which is 11+ acres and sub-connected to 900+ acres of more Common Land, so an even bigger back yard and lots of privacy.
San Isabel National Forest is less than a mile away to the East and a little over 2 miles West is Forbes Park Lake.
We also have the adjacent lot available, which is 1.69 acres. Acquire both and youll get a total of 3.37 acres.
The lots are located towards the back portion of the Park, the area that was not effected by the 2018 Spring Creek Fire. So as you can see by our photos and drone pictures taken it is green and beautiful all the way around and you can see homes/cabins nearby as well.
FAQs:
Where are some good places to hike?
There are several trails that begin in Forbes Park and lead to great views in the San Isabel National Forest. The most popular starting point is at the intersection of Elicker and Grojean. You can proceed through the unlocked personnel gate and follow the trail into Bonnett Park. You will find several trails to follow that lead out of Bonnett Park. On most Tuesdays a group of Forbes Park residents hike trails in the area. Watch for bulletins posted at the front gate and at the Forbes Park Center. These hikes are open to anyone.
Are there any fish in the lakes, ponds, or streams in Forbes Park?
The water sources in the Park are very shallow and freeze during the winter. Fish are not abundant. The streams do flow freely all year round. Some fish, mostly Brookies (Brout Trout) can be found in the streams.
Is hunting allowed in the Park?
Hunting is not allowed in the Park. Landowners do own land and/or homes in the Park because of the ease of assessing to legal hunting areas. Parts of the Parks boundary are adjacent to a National Forest and some BLM. Hunting is allowed in these areas with the appropriate Colorado license. See the Colorado Parks & Wildlife website for information.
