Dallas County - 0 Hwy AL 14, Selma, AL
This is one of the rarest riverfront tracts to hit the market in years. The waterfrontage includes 2.7 miles of frontage on the Cahaba River, a premier year-round river in the US offering fishing, boating/canoeing, and hunting opportunities, 1.6 miles of frontage on Bingham Creek along its north boundary, and 1.1 miles of frontage on Possum Creek along its southeast boundary. Located in both Perry & Dallas County near the Suttle community, access is easy with 0.8 miles of frontage on Highway 14, and this area of the renowned Black Belt is known for producing trophy bucks, turkey, dove, waterfowl, and other wild game. Pursuing those is easy with numerous large food plots, 20+ acres in duck ponds, miles of improved roads and trails throughout, and fantastic wildlife habitat. The timber is diverse, including professionally managed pine plantations, from pre-merchantable stands ideal for bedding habitat to merchantable stands ready for harvest, and over 150 acres of mature hardwood. Power is available, and there are multiple scenic camp or lodge sites and several large potential fishing lake sites. With its flat to gentle topography, this tract could also do well converting to agriculture, and it could likely pay for itself through the use of a conservation easement for qualified buyers. This is truly a unique opportunity, all located just 10 miles north of Selma, 1 hour from Montgomery & Tuscaloosa, 1.5 hours from Birmingham & Meridian, and 3 hours from Mobile. Dallas County - US HIghway 80, Marion Junction, AL
450 acres +/- of land for sale along the Cahaba River in Dallas County, Alabama. This property has a lot to like for someone looking to make a land investment. The location is ideal for anyone looking for a recreational property in the Black Belt, because it is easily accessible from almost all directions. The land fronts on US Highway 80, and is accessed from the north side along Dallas County Road 29. There are 4 entrances into the property, giving you great options for your approach during hunting season. The food plots are laid out well, and the deer hunting here is great. This is one of the most desirable areas of the state for deer and turkey hunting. The truly unique feature of this property is that it has almost 4000' of frontage on the Cahaba River. The Cahaba River is the most bio-diverse river in the lower 48 states. The river offers fantastic opportunities for year round recreation- fishing, paddling, and bird watching just to name a few. Land along the Cahaba is often sought after for conservation easement purposes.
The timber on this tract is a perfect mix of varying ages of pine plantations, hardwood in the streams and beside the river and even a few cypress in the drains. There are opportunities to continue to manage the timber for income, and also for wildlife habitat. There are at least 6 good sized food plots for hunters. A great internal road and trail system leads throughout the property. There are some gravel deposits that allow for material to maintain the roads through the tract. On the day we took pictures, we saw deer everywhere. Buck sign was all over the property. Power is available along County Road 29, and that road was recently paved again. The bridge on CR 29 is no longer in service, so traffic is low along that road. There are home sites if you would like to build a cabin or home on the land. The shape, location, and road frontage make this property a good candidate to divide into several smaller hunting properties if you and some friends or family would like to purchase land near each other. An additional 125 acres +/- with more river frontage could also potentially be purchased if you needed more land.
Legal Description- The property lies in Dallas County in Township 17N, Range 9E , Sections 15 & 16 and consists of parts of 3 tax parcels. The land lies north of US Highway 80, and south of Dallas County Road 29.
Location- The property has frontage on US Highway 80 near Marion Junction, in Dallas County, Alabama. The property is easily accessible to nearby towns. 105 acres +/- of hunting land for sale in Valley Grande, Dallas County, Alabama. This is a secluded hunting and recreational property approximately 10 miles north of Selma. The property is accessed from a non-exclusive deeded easement that runs approximately 1 mile from Highway 22. You will need a four wheel drive to access the property in the winter. The timber on the property consists of approximately 35-40 acres of mixed pines and hardwoods along the hillsides, approximately 15-20 acres of pine plantation that is close to needing a thinning, and the remaining 35-40 acres is in young naturally regenerated timber, food plots, and roads. Valley Creek is a large creek which makes up the western boundary of the property. On the west edge is a gas line that can be planted for hunting. The property has 4 food plots all with shooting houses for deer hunting. There are lots of whitetail deer and turkeys in this area, and the turkey hunting is really good. The terrain varies quite a bit over this tract. A good internal road system goes throughout the property. This is a good property for hunting or riding four-wheelers. The site index for growing timber is really good if someone wanted to clear-cut the property and plant it all in pines. Dallas County - Dallas County Road 272, Valley Grande, AL
565 acres +/- of timberland and recreational land for sale in north Dallas County, Alabama. This is a fine recreational property with a strong timber investment component. The crown jewel of this property is a private 20 acre +/- lake that is shared with only one neighbor. The area has abundant deer and turkey populations, and you will get some wood ducks in the shallow north end of the lake, that is full of standing, flooded timber. The lake is fed by Valley Creek, and has a large concrete spillway. A shared use agreement for the lake allows both landowners to use the surface of the lake. A copy of that joint use agreement is in the attachment section below, or is available upon request. The pine plantation on the property is mostly all merchantable, with varying age stands. Some stands have received a first thinning, and some have not been thinned yet. The site index of this soil is very good for timber production. This is a great area for timber sales, with mills nearby in Maplesville, Selma, Prattville, and Pine Hill. The topography is rolling, and drains well. A good internal road system leads throughout the property. Power is available along the southern portion of the land. Dallas County Road 272 runs through the a portion of the property, and there is a deeded easement along a private road on the south end. There are numerous food plots spread across the property for deer hunting. As I rode through the property last week, there was plenty of buck sign, with rubs and scrapes everywhere. The owner acquired the original 285 acres back in 2005, and added the 280 acre block with the lake in 2013.
Legal Description- The property is located in Township 19N, Range 11E, Sections 17, 18,19,& 20, in 10 tax parcels. The deeds, utility easement, road easement, and joint lake use agreement are available in the due diligence package that is included in the attachments section below.

Tutt Land Company is excited to offer one of the most premier timber and hunting farms in Alabama. Located in the heart of the blackbelt region, this farm consists of 1,514 +/- acres of diversified land-use types that were strategically designed for wildlife and timber.
In 1998, the farm was a working cattle farm and was purchased by Walter Tutt and partners. Walter developed the vision and layout of the farm that would eventually transform it into a world class recreational and timber property. The farm had areas of scattered, beautiful oak timber groves throughout, and the wildlife food plots were established using these areas as the backdrop for many of the fields. The wildlife food plots are large and have custom-built shooting houses located in ideal spots to view the wildlife. The current owner has continued to make improvements to the farm, including a 10-ft high fence around the perimeter. This has allowed him to consistently grow a crop of the largest native whitetails that exist in this region.
There is an area of incredibly rich blackbelt soil on the farm that the locals called the black bottom due to its qualities and rich characteristics. These areas were left as agriculture fields so they could be planted in summer crops for the wildlife. They are currently planted in soybeans and corn, and they fill up with deer feeding in the afternoons. The dove field is also located in this area, and it has been proven to be one of the best fields in the blackbelt region.
The timbered areas consist of a large volume of pine timber. The plantations were established in the early winter of 1999. Walter mechanically bedded many of the pine areas to break the hard pan of the older cow pastures. The pine plantations were thinned approximately 7 years ago, and the residual stands of pines consists of an incredibly high volume of pine sawtimber. The pine stands have been prescribe burned on a 2-year rotational basis. The pine timber is ready to sell if an owner wants to receive timber revenue.
There is an area on the farm that consists of approximately 300 acres of large, mature hardwood, mostly red oak and white oak trees. An area in the middle of the hardwood has a grove of swamp chestnut trees, loaded with acorns, and deer sign is all over this area. The hardwood timber has significant merchantable value if the owner wishes to harvest timber and generate revenue from a hardwood timber sale.
There is a waterfowl pond and a trophy bass lake located near the center of the property. The bass lake has produced many trophy bass and has a wonderful, spacious boathouse with power and water. The bass lake is truly one of the focal points on the property, as you will see when you preview the pictures. There is a well that was installed to provide water to the bass lake and waterfowl pond. The duck pond can be planted and flooded in early fall. The owner is not a serious waterfowler, but he spots many mallards on this pond annually.
Improvements include a barndominium that was converted from the old, original dairy barn into a 3 bed/2 bath camp. There is a 1,500 sq ft manager/owners camp that is 3 bed/2 bath, as well. It is nestled in a beautiful area, and the deer literally feed in the backyard. The equipment shed has a managers room with a bathroom. The large bays will house any equipment that is needed for the farm.
Most of the main interior road system has been rocked or graveled. There is a pasture if any potential customer has, or wants to have, a few cows or horses.

This region of Alabama is currently one of the most desirable areas in the state, with most of the surrounding areas being in timber or agricultural production. With its abundance of massive, native whitetail deer, the hunting is as good as it gets. The farm, in general, and the pine timber have been managed to improve the wildlife habitat. With the amount of open land for wildlife crops and dove fields, it has the perfect balance of open land and timber. This farm truly is the type of hunting and timber farm that 90% of our customers call looking for and want to purchase. Walter Tutt has stated many times that this property is the best whitetail deer hunting farm that he has ever been associated with owning and/or managing. Every aspect of this property has been very well groomed and developed, and it is a great turn-key investment.
